Is Manotick on City Water? Water, Sewer and Septic by Area

By Jason Polonski, REALTOR® with Right at Home Realty · Last updated: October 2026

Parts of Manotick are on City of Ottawa water, but not all of it. A new water main connecting the village to the city’s system became fully operational in January 2022, and the village core and Mahogany have central services, while many homes on Long Island’s older streets, in the estate areas and in the rural areas around the village still use a private well, a septic system or both.

Servicing affects what a home is worth, what you’ll spend to run it and what you need to check before you buy. This guide explains how servicing works in each part of Manotick, what the City’s plan says about future connections, and what buyers and sellers should do about it.

The short version: never assume. Confirm the servicing for the exact address, on the listing, with the seller and with the City. For the village overview, see the Manotick village guide, and for the five MLS® areas, the Manotick real estate market guide.

How Did Manotick Get City Water?

For decades, most Manotick residents relied on private wells. That changed with a new water main installed starting in spring 2021 and fully in service by January 2022, according to a project case study from the pipe supplier. The same project improved supply for Barrhaven South and Riverside South.

Being near the main doesn’t mean a home is connected to it. The City’s Manotick Secondary Plan sets out where central water and wastewater go first, and existing homes outside those priority areas connect on a cost-recovery basis where demand warrants. Many older homes still run on their own well and septic system, and that’s allowed as long as they don’t threaten public health or the environment.

Water and Sewer in Each Part of Manotick

Based on the City’s Manotick Secondary Plan, servicing breaks down roughly like this. Individual streets and homes can differ, so treat this as a starting point.

AreaWhat the plan saysWhat it means for buyers
Village coreAlready has central water; a priority area for central wastewaterMany homes are on city water. Confirm sewer status, since some may still be on septic.
Hillside Gardens (north Long Island)Receives central water; a priority area for central wastewaterSimilar to the core. Confirm both water and sewer.
Rest of Long Island and the older villageLong-term goal of central water for the whole village; connection over timeExpect a mix of private wells, septic and connected homes.
MahoganyAll development must use central water and wastewaterHomes are built on city water and sewer.
Nicholls IslandCentral services not planned; limited to existing usesExpect private services and limits on redevelopment.
Estate areas (west of Mud Creek and similar)Developed on private services, with larger minimum lot sizesPrivate well and septic are the norm.
Rural areas south and east (areas 8004 and 8005)Outside the village’s central servicingPrivate well and septic.

For new subdivisions, the plan requires every new lot to connect to central water and wastewater, paid for by the developer. Private systems are generally not supported for new development, with limited exceptions for existing infill lots.

What a Private Well and Septic Mean for Buyers

A well and septic system aren’t a problem in themselves. Thousands of Ottawa homes run on them. But they put responsibility on the owner, and they need to be checked before you buy.

  • Well water. Test for bacteria and for flow rate and recovery. Ontario’s guidance on private wells covers maintenance, and bacteriological testing kits are available through Public Health Ontario labs and local public health units. See our guide to well water systems.
  • Septic. Have the tank pumped and inspected, and find out the age and location of the leaching bed. A bed near the end of its life is a five-figure replacement. See our guide to septic systems.
  • Permits. Septic approvals in Ottawa run through the Ottawa Septic System Office. Ask for the permit and any records on file, and read the City’s septic permit guidance.
  • Additions. Adding a bedroom can require a larger septic system. Check before you plan an addition or a basement apartment.
  • Water treatment. Softeners, UV systems and filters need servicing. Ask for the maintenance records.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Connecting to City Services: Costs and Questions to Ask

If a home is on a well and septic near a central main, connecting can sound like an easy upgrade. It isn’t always. Under the Secondary Plan, existing lots outside the priority areas connect on a cost-recovery basis, which means the owner pays.

Before you count on connecting, ask the City:

  1. Is there a water main and a sanitary sewer in front of this property, or only water?
  2. What would connection cost, including any frontage or connection charges?
  3. What happens to the existing well and septic? Decommissioning has its own requirements and costs.
  4. Is there a plan or timeline for central wastewater on this street?

A home that’s already connected avoids these costs and is easier to finance and insure, which is part of why servicing shows up in the price. Our Manotick home value guide explains how servicing feeds into an evaluation.

What Sellers Should Prepare

Servicing is one of the first questions Manotick buyers ask. Having the answer ready protects your price and keeps conditions short.

  • A recent water test, with bacteria results and a flow test if you’re on a well
  • A septic pump-out and inspection report, with the permit and the age of the bed
  • Service records for any water treatment equipment
  • If you’re connected to city services, confirmation of the connection and any paid charges
  • Permits for additions, so buyers can see the septic was sized for the home

Buyers who can see these documents up front write cleaner offers. See documents you need when selling and our home sellers checklist.

Well Water Testing and Treatment in Practice

If you own or buy a home on a private well in Manotick, the water is your responsibility. A simple routine keeps it safe.

  • Test regularly. Test for bacteria several times a year and after heavy rain or flooding. Kits are available through Public Health Ontario and Ottawa Public Health.
  • Test chemistry too. Bacteria tests don’t cover minerals or other chemistry. A broader test before you buy tells you whether you need a softener, filter or other treatment.
  • Look after the well itself. Keep the well cap secure, slope the ground away from it and keep fuel, fertilizer and road salt well away. Well construction and decommissioning are governed by Ontario’s wells regulation.
  • Service treatment equipment. UV lamps, filters and softeners need regular maintenance to work.

Septic Maintenance Basics

A septic system that’s looked after can last for decades. One that isn’t can fail early and expensively.

  • Have the tank inspected and pumped regularly. The right interval depends on tank size and household use, so ask your septic contractor.
  • Keep vehicles, pools, sheds and trees off the leaching bed.
  • Don’t flush wipes, grease or chemicals, and spread out laundry loads.
  • Watch for warning signs: slow drains, sewage odours, wet or unusually green patches over the bed.
  • Keep records. Buyers will ask for them, and they support your price when you sell.

Septic permits and records in Ottawa are held by the Ottawa Septic System Office. If you’re comparing a home on private services with one on city water, our cost of living in Manotick guide shows how the running costs differ.

Buying a Home on a Well and Septic: Offer Conditions That Protect You

When the home you want runs on private services, the conditions in your offer do the protecting. These are the ones I recommend.

  1. Water potability. A condition that the well water passes bacteriological testing at an accredited lab, with time for a retest if the first sample fails.
  2. Water quantity. A flow and recovery test, so you know the well can keep up with a household’s demand.
  3. Septic inspection. A pump-out and inspection by a qualified septic contractor, with the leaching bed checked, not just the tank.
  4. Records. The seller provides any septic permit, well record and service history they have.
  5. Enough time. Lab results and septic contractors can take several days, especially in spring. Build in more time than you would for a city home.

If a test fails, you have options: ask the seller to repair, negotiate a price reduction, or walk away within your condition period. A failed water test is often fixed with shock chlorination or treatment equipment; a failed septic bed is a much larger cost.

Your lawyer can also check for any work orders on the property. If you’d like general background before you start, Ottawa Public Health has information on private wells for homeowners.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
