Dunrobin or Kanata comes down to one question: do you want rural space or suburban convenience? Dunrobin offers large lots, acreage, river frontage and quiet, with private wells, septic systems and a car-dependent lifestyle. Kanata offers city water and sewer, walkable neighbourhoods, a wide range of home types, frequent transit and nearly every amenity close at hand. Because Dunrobin sits just north of Kanata, many families choose between them, and many move from one to the other.
This comparison covers housing, services, costs, commute, schools and resale, so you can see which fits your household. It was written by Jason Polonski, a Kanata-based REALTOR® with more than 15 years of experience who regularly helps families sell in Kanata and buy in Dunrobin, and the reverse.

Kanata is one of Ottawa’s largest suburbs. Developer and planner Bill Teron began building it in the 1960s on garden-city principles, and it grew into one of Canada’s fastest-growing communities before amalgamating with Ottawa in 2001. Today it’s a complete community, with a population near 100,000 in the former city according to the 2021 census, its own employment base, and neighbourhoods like Kanata Lakes, Bridlewood, Beaverbrook and Morgan’s Grant.
Dunrobin is a different world, although it’s only a short drive north. It’s a rural community in the West Carleton–March ward, set in a valley between the Ottawa River and the Carp escarpment, and it is home to farmers, commuters, cottagers and retirees. Evenings are dark and quiet, neighbours are spread out, and the landscape is forest, fields and river rather than streets and cul-de-sacs.
The lifestyle difference is real. In Kanata, you can walk to a park, a school or a coffee shop. In Dunrobin, the trade is space, privacy and nature for a car trip to almost everything.
Kanata’s housing is varied: detached homes from every decade since the 1960s, semi-detached homes, townhomes, condominiums and a steady supply of new construction in communities like Kanata Lakes and Kanata North. That range gives buyers many price points and a deep pool of comparable homes. The Kanata neighbourhood guide covers its communities in detail.
Dunrobin’s housing is almost entirely detached homes on large lots: country bungalows, family homes on an acre or more, hobby-farm properties, custom estate homes and waterfront homes along the river. There are very few condominiums or townhomes. For a similar budget, buyers often get far more land in Dunrobin, while buyers in Kanata often get a newer or larger house in a more convenient location.
Neither is automatically better value. It depends on whether you would rather spend your money on land and privacy or on location and convenience.
This is the biggest practical difference, and the one suburban buyers most often underestimate.
Kanata homes connect to municipal water and sewer. The City handles water treatment and wastewater, and you pay for it through your utility bill.
Most Dunrobin homes rely on a private well and a septic system, and the homeowner is responsible for both. That means testing your water. Ottawa Public Health offers free bacterial testing and recommends sampling every spring, summer and fall. It also means maintaining the septic system, which is permitted in Ottawa through the Ottawa Septic System Office, operated by the Rideau Valley Conservation Authority. The guides to well water systems and septic systems cover both in depth.
Heating differs too. Natural gas is standard in Kanata. Many Dunrobin homes use propane, oil, electric heat, heat pumps or wood, and homes heated with oil should have their tank’s age and condition confirmed before purchase. Fuel oil equipment in Ontario is regulated by the Technical Standards and Safety Authority, and insurers look closely at tank age.
Buyers moving from Kanata to Dunrobin should budget differently. Some costs go away and others appear:
The guide to the cost of living in Dunrobin walks through these costs in more detail.
Kanata residents enjoy frequent OC Transpo service, park-and-ride stations, and future light rail as the O-Train’s western extension moves toward completion. Many Kanata neighbourhoods are within a few minutes of the Kanata North technology park, the Queensway and major shopping.
Dunrobin is car-dependent. Most residents drive Dunrobin Road to March Road and into Kanata. Off-peak, the Kanata North tech park is roughly 15 to 20 minutes away and downtown is roughly 35 to 45 minutes away. OC Transpo offers only limited peak-period service. The commuting from Dunrobin guide has the full breakdown.
Kanata has dozens of schools across four boards, and many children walk to school. French immersion, Catholic and French-language options are all close at hand.
Dunrobin students are mostly bused. West Carleton Secondary School sits right on Dunrobin Road, but elementary students generally travel to schools elsewhere in West Carleton or Kanata, depending on the address. Rural buses can be cancelled in bad weather, which working parents need to plan for. The Dunrobin schools guide explains how catchments work.
Kanata has it all within a few minutes: Kanata Centrum, the Tanger Outlets, grocery stores, restaurants, recreation complexes, and the Canadian Tire Centre, home of the Ottawa Senators.
Dunrobin’s amenities are different in kind. It has the Dunrobin Community Centre, Eagle Creek Golf Club, Pinhey’s Point Historic Site, the Ottawa River, and conservation areas and trails nearby. For groceries and errands, residents typically drive into Kanata or Carp. The guide to things to do in Dunrobin covers local life.
Kanata’s large, varied housing stock means plenty of comparable sales and a deep pool of buyers, including first-time buyers, move-up families, downsizers and investors. Pricing a typical Kanata home is relatively straightforward because similar homes sell regularly.
Dunrobin’s buyer pool is smaller and more specific. The people who buy there want acreage, river frontage, a workshop or privacy. Because every rural property is different, pricing takes more care: lot size, frontage, well and septic condition and waterfront regulations all affect value. Along the river, for example, the Mississippi Valley Conservation Authority regulates the Ottawa River shoreline from Marshall Bay to Shirley’s Bay, which takes in Dunrobin’s waterfront. Well-prepared, well-priced Dunrobin homes sell to buyers who are actively looking for exactly what the property offers. An overpriced rural home can sit.

Buyers still weighing their options can compare Dunrobin against its rural neighbours in Dunrobin vs Carp, or compare Kanata with its suburban neighbour in Kanata vs Stittsville.
One of the most common moves Jason handles is a Kanata family selling a suburban home to buy in Dunrobin, usually for more space. It is also one of the easiest moves to get wrong.
Rural purchases need more conditional time than suburban ones: well water tests, septic inspections, insurance quotes and sometimes lender approval for acreage. That has to line up with selling a Kanata home in a faster-moving market. Get the timing wrong and you either carry two homes or rush the rural due diligence.
Jason’s job as a move coordinator is to prevent that. He plans the sale and the purchase together, sequences the conditions and closing dates, and makes sure the rural checks get done properly. His approach is to avoid a timing mistake first, then optimize price. Sellers benefit from his 1% Listing Commission, charged on the final sold price. See how it works on the low commission page.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

No. Dunrobin is a separate rural community in Ottawa’s West Carleton–March ward, just north of Kanata. Both are part of the City of Ottawa, and Dunrobin sits on the former boundary between West Carleton Township and the old March Township, which later became part of Kanata.
It depends on what you compare. Dunrobin buyers typically get far more land for their money, while Kanata offers a wider range of home types and price points. Ask Jason for current comparable sales in both.
Most Dunrobin homes use a private well and a septic system rather than municipal water and sewer. Buyers should test the well and inspect the septic system before firming up.
Dunrobin is a short drive north of Kanata. The Kanata North tech park is roughly 15 to 20 minutes away off-peak via Dunrobin Road and March Road.
Both work well. Kanata offers walkable schools and amenities, while Dunrobin offers space, privacy and nature, with children mostly bused to school.
Yes. It takes careful planning because rural purchases need more conditional time. Jason coordinates both sides so the closings line up and you don’t carry two homes.
