Downsizing in Dunrobin usually means choosing between three paths: adapting your current rural home so you can stay, moving to a smaller and more manageable home in Dunrobin or nearby, or moving closer to services in Carp village or Kanata. The right choice depends less on the size of the house than on how much land, maintenance and driving you want to handle over the next ten years, and on how close you want to be to family, healthcare and everyday amenities.
For many long-time Dunrobin owners, it’s an emotional decision as well as a practical one. This guide lays out the options, what to prepare before selling a rural property and how to time the move so you don’t carry two homes.
It was written by Jason Polonski, a west-end Ottawa REALTOR® with more than 15 years of experience, who helps downsizers across Dunrobin, Carp, Kanata and Stittsville.
The things that make Dunrobin special when you’re 45 can become harder work at 70. Downsizers most often mention:
None of these mean you have to leave. They’re the questions to answer honestly as you plan.
For some owners, the best move is no move. Aging in place can work well in Dunrobin with the right changes: main-floor living, a walk-in shower, better lighting, a snow-clearing contract, a standby generator and service agreements for the well, water treatment and septic system.
This option works best when the home already has a main-floor bedroom or can be adapted affordably, and when family or reliable help is nearby.
Many downsizers want to stay in the community they know. A bungalow on a smaller lot can keep you close to neighbours, the Dunrobin Community Centre, the river and the lifestyle you love, with far less upkeep. Supply of smaller, updated bungalows in Dunrobin is limited, so it helps to start watching early and to be ready when the right one appears.
Browse current Dunrobin homes for sale or ask Jason to watch for properties that match your criteria.
For owners who want to stay rural in spirit but closer to services, Carp village is a natural next step. It’s walkable, with shops, a farmers’ market and services on the main street. The guide to downsizing in Carp covers village and country options there.
Others choose Kanata, where condos, bungalows and townhomes sit close to shopping, healthcare, transit and recreation. Many Dunrobin downsizers end up only 15 or 20 minutes from their old home, near the same friends and routines. The city-wide guide to downsizing in Ottawa compares the broader options.
A growing number of rural families are exploring multigenerational living. Ottawa’s rules allow a coach house, a separate dwelling in an accessory structure, on many residential lots. According to the City’s coach house guidance, lots served by a private well or septic system are limited to one additional dwelling or coach house, and owners must confirm with the Ottawa Septic System Office that the existing septic system can handle the extra load. Size limits are tied to the lot and the main home.
For some families, a coach house lets parents stay on the property while adult children take over the main house, or the reverse. Get zoning and septic confirmation before committing to plans.
If you’re leaning toward staying, plan for the long term:
Selling a rural home you’ve owned for decades takes more preparation than selling a suburban house. Buyers of rural properties look closely at systems and paperwork, and having both ready protects your price.
The guides to selling your home in Dunrobin and selling a rural home in Ottawa cover the process in more detail.
A few financial issues come up again and again with rural downsizers. Always confirm the specifics with your accountant and lawyer, because the rules are detailed and they change.
Jason is a REALTOR®, not a tax advisor, but he’ll make sure these questions are on your list early enough to get proper advice.
For downsizers, timing is usually the biggest source of stress. Sell first and you may need somewhere to live in between. Buy first and you could carry two homes. And rural sales can take longer than suburban ones, because buyers need time for well, septic and insurance checks.
Jason works as a move coordinator. He plans both sides together: pricing and preparing your Dunrobin home, finding the right next home, and sequencing the closing dates so the move happens once. Sometimes that means a longer closing on the sale, sometimes a conditional purchase, and sometimes negotiating a short stay after closing. His rule is simple: avoid a timing mistake first, then optimize price.
Downsizing doesn’t always mean moving away from the country. Some Ottawa and Kanata homeowners downsize into Dunrobin, trading a large suburban house for a smaller rural bungalow with space, quiet and the river nearby. It suits retirees who golf, garden, paddle or simply want peace.
If that’s your plan, weigh the practical side carefully: distance to healthcare, reliance on driving, internet at the address, and the upkeep a well, septic system and larger lot require. The Dunrobin neighbourhood guide is a good place to start.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Buying or selling in Dunrobin? Work with a local Dunrobin realtor.
You can adapt your current home to age in place, move to a smaller home in Dunrobin, move closer to services in Carp village or Kanata, or add a coach house for multigenerational living where zoning and septic capacity allow.
Possibly. Ottawa limits lots served by a private well or septic system to one additional dwelling or coach house, and the Ottawa Septic System Office must confirm the septic system can handle the extra load. Size limits also apply.
The principal residence exemption often shelters the gain on your home, but CRA generally limits qualifying land to half a hectare unless more is needed for the home’s use and enjoyment. Owners of larger lots should get tax advice before selling.
Plan the sale and purchase together, with closing dates sequenced so the move happens once. Jason coordinates both sides so you avoid a timing mistake before focusing on price.
Gather well test results, septic records, permits, heating and electrical service records, and warranty documents. Consider a pre-listing inspection, and start decluttering months before listing.
It can be, for retirees who value space, nature and quiet and are comfortable driving. Consider distance to healthcare, winter maintenance and the upkeep of a well and septic system.
