Stittsville suits buyers who want a family-friendly suburban community with municipal services, new construction and walkable amenities, while Carp suits buyers who want rural acreage, privacy and country living within reach of the city. Both sit in Ottawa’s west end and both put Kanata’s employment and shopping within a short drive — but they are opposite ends of the lifestyle spectrum, and the choice usually comes down to whether a household wants a serviced subdivision or a property with land.
This comparison sets the two side by side on the things that matter most for the decision: location and commute, housing and price, the practical realities of rural versus municipal servicing, schools, lifestyle and resale. Each area wins on different fronts, so the goal here is clarity, not a winner.

Choose Stittsville for a serviced, amenity-rich community with a wide range of newer homes, strong schools and everyday convenience. Choose Carp for space, privacy and a genuine rural village lifestyle — larger lots, custom country homes and a tight-knit community — accepting that it comes with well and septic systems and a drive for big-box shopping. Families wanting turnkey suburban living lean Stittsville; buyers wanting land, quiet and character lean Carp.
Both communities are in Ottawa’s west end, and both are close to Kanata, home to the largest technology park in the country. Stittsville is a serviced suburban community roughly 32 kilometres southwest of Parliament Hill, connected to downtown by Highway 417 and OC Transpo express service. Carp is a rural village to the north and west, part of the West Carleton area, reached mainly via Carp Road and the 417.
For commuters headed to Kanata North’s tech employment, both are convenient — often a similar short drive. The difference is everything else: Stittsville has transit and services at the doorstep, while Carp trades that for distance and quiet. Rural residents rely far more on driving, and transit options thin out beyond the Carp Road corridor. Buyers weighing the broader west-end options may also find Kanata vs Stittsville and Carp vs Manotick useful.
The housing could hardly be more different. Stittsville is dominated by modern subdivision housing — townhomes, semis and single-family homes, much of it new construction along the Fernbank corridor, on standard municipal lots with sewer and water. It offers predictable product across a range of price points, which is part of its broad appeal.
Carp is rural: large lots, acreages, hobby farms, country estates and custom-built homes, many on a hectare or more, with private wells and septic systems rather than municipal servicing. Land is the defining feature, and pricing reflects lot size, custom quality and privacy as much as the house itself, so the range is wider and less standardized than in a subdivision. Buyers should compare current Stittsville homes for sale against Carp homes for sale rather than assume a fixed price gap, and review the Stittsville real estate guide and Carp real estate guide for how each market behaves. National housing context is available from CMHC. At the upper end, Carp estate homes sit on lots of roughly 1.5 to 5 acres, and Huntley Chase offers brand-new homes on acre-plus lots a few minutes from Highway 417.
This is the single biggest practical difference, and it is where buyers most often need expert guidance. Most Carp properties are on private wells and septic systems rather than municipal sewer and water, which changes what due diligence looks like: water quantity and quality testing, septic inspection and capacity, and awareness of the property’s grading, drainage and — given the region’s geology — radon. The cost of living in Carp guide breaks down what well, septic and heating costs add to a household budget.
The Province publishes clear guidance on private wells and septic systems, and radon testing guidance comes from Health Canada. Any electrical or systems work on an older rural home should meet Electrical Safety Authority standards. Rural buyers also deal with propane or oil heating, longer driveways, and different insurance and financing considerations than a serviced Stittsville home. None of this is a drawback — it is simply a different, more hands-on kind of ownership that rewards buyers who go in informed.
Stittsville, by contrast, is straightforward municipal servicing: city water and sewer, natural gas, and the maintenance profile most buyers are used to.
Stittsville has the everyday infrastructure of a mature suburb: grocery and big-box shopping along Hazeldean Road, a major recreation complex, extensive parks and trails, and a strong roster of schools within the community — detailed in the Stittsville schools guide. Daily errands are a short drive or walk.
Carp offers a different kind of richness. The village punches well above its size on character and community: the historic Carp Fair, one of Ontario’s best agricultural fairs, the popular Saturday Carp Farmers’ Market, and the Diefenbunker, Canada’s Cold War Museum and a National Historic Site, all call Carp home. For nature, the Carp Hills and lands managed by the Mississippi Valley Conservation Authority offer hiking and paddling. What Carp lacks in big-box convenience it makes up for in space, quiet and identity — and its residents typically do larger shopping runs in Kanata or Stittsville. The City of Ottawa’s rural affairs resources cover services specific to the area.
Stittsville is built for convenience-first family life: newer homes, walkable amenities, organized sport, and neighbours close by. It suits move-up buyers, growing families and downsizers who want low-maintenance living without leaving the west end.
Carp is built for space-first living: room for a workshop, a hobby farm, kids and animals, or simply privacy and dark skies, with a genuine village community around it. It suits buyers who actively want land and quiet, tradespeople and professionals who work from a rural property, and anyone drawn to country living within commuting distance of the city. Buyers leaning that way often start with moving to Carp.
Both hold value on solid fundamentals, but for different reasons. Stittsville benefits from constant family demand, newer housing and constrained land supply that supports steady appreciation across standardized products. Carp’s value rests on the scarcity of rural land within reach of the city — well-located acreages and quality custom homes are limited in supply, which supports demand at the upper end but makes each property more unique in price and market. Rural resale timelines can run longer simply because the buyer pool is more specific, which is exactly where accurate pricing and targeted marketing matter.
Choose Stittsville if you want convenience, newer housing, nearby schools and services, and a predictable suburban lifestyle. Choose Carp if the priority is land, privacy and rural character, and the household is comfortable with wells, septic and a drive for shopping in exchange for space and quiet.
For many west-end buyers, the honest answer is that these are two different lives, not two versions of the same one — which is why the decision benefits from someone who knows both markets and, crucially, understands rural home systems as well as suburban ones. Buyers can keep comparing Kanata vs Stittsville and Dunrobin vs Carp, or see the full regional picture in the Ottawa neighbourhoods guide.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Both work well for families, but differently. Stittsville offers convenience — walkable amenities, a major recreation complex, strong schools and homes close together — while Carp offers space, privacy and a tight rural community. Families wanting turnkey suburban living usually prefer Stittsville; those wanting land and quiet prefer Carp.
Carp pricing is driven largely by land, lot size and custom quality, so its range is wider and less standardized than Stittsville’s subdivision housing. Neither is uniformly more expensive; buyers should compare current listings in both, since a serviced Stittsville home and a rural Carp acreage are fundamentally different products.
Yes. Most Carp properties are on private wells and septic systems rather than municipal water and sewer, which means buyers should budget for water testing, septic inspection and awareness of radon. Stittsville homes, by contrast, are on full municipal service.
Carp sits north and west of Stittsville in Ottawa’s rural west end, roughly a 10-to-15-minute drive apart via Carp Road, with both close to Kanata’s employment and shopping. They are distinct communities — one suburban and serviced, the other rural — so most buyers choose based on lifestyle rather than treating them as interchangeable.
Both are close to the Kanata North technology park and offer a similar short drive for many residents. The larger difference is transit and services: Stittsville has OC Transpo express service and amenities at the doorstep, while Carp relies more on driving and has fewer transit options.
Carp is one of the most sought-after rural communities in Ottawa’s west end, valued for its acreage, village character and proximity to Kanata. Because well-located rural land is limited, quality properties hold value — but each is unique, so rural buyers benefit from guidance on land, systems and pricing.
