Internet and utilities in Dunrobin work differently from the suburbs, and they vary from one address to the next. Internet options range from fibre, where it has been built, to fixed wireless, satellite and cellular home internet. Electricity comes from Hydro One or Hydro Ottawa depending on location, and heat may come from natural gas, propane, oil, electricity, heat pumps or wood. Nearly every home relies on a private well and septic system. Before buying, confirm each of these for the specific property, not just for Dunrobin in general.
This guide explains what’s available, how to verify it and what to build into your offer. It was written by Jason Polonski, a west-end Ottawa REALTOR® with more than 15 years of experience and a background in the construction and electrical trades, which is exactly the lens a rural property’s systems need.
Rural internet in Ottawa has improved significantly in recent years, but coverage in Dunrobin is still uneven. Forest cover, rock, rolling terrain and long distances between homes all make service harder and more expensive to deliver. Depending on the address, options may include:
For remote and hybrid workers, internet is often the single most important utility. A beautiful property with poor connectivity can be a dealbreaker, so check early.
In March 2023, the federal and provincial governments announced, at an event in Dunrobin, a joint investment of more than $13 million to bring high-speed fibre internet to over 6,400 homes across West Carleton and parts of Renfrew County. The project, delivered by Bell, named Carp, Constance Bay, Dunrobin, Fitzroy Harbour and Kinburn among the communities to benefit. The local MP’s announcement noted that the work was estimated to be complete by the end of 2025.
Local reporting in early 2026 described delays in the rollout, so don’t assume fibre is available at a particular Dunrobin address. Check it house by house.
If connectivity is essential to your work, Jason can help structure the offer so you have time to confirm it during the conditional period.
Most of Ottawa’s urban area is served by Hydro Ottawa, but much of rural Ottawa is served by Hydro One. In Dunrobin, the electricity distributor depends on the property’s location. The Ontario Energy Board’s service area map shows which utility serves an area, and a recent bill from the seller will confirm it.
The distributor matters because delivery charges and rate classes differ between utilities. Ask the seller for 12 months of hydro bills to understand the true cost, especially for homes heated with electricity or heat pumps.
Rural homes feel power outages more than city homes do. On a private well, when the power goes out, so does the water. The well pump, the sump pump and, in many homes, the furnace blower all need electricity.
That’s why so many Dunrobin homeowners install a standby generator or a portable generator with a properly installed transfer switch. Generator connections must be installed by a licensed electrical contractor with a permit through the Electrical Safety Authority. A generator back-fed through an outlet without a proper transfer switch is dangerous to the household and to utility workers.
Jason’s electrical trades background is directly useful here. He can tell whether an existing generator setup looks professionally installed, whether the panel has capacity for upgrades like a heat pump or EV charger, and when a licensed electrician should take a closer look.
Natural gas isn’t available everywhere in rural Ottawa. Some Dunrobin roads have access to Enbridge Gas and many don’t, so heating systems vary more than in the suburbs:
Ask for the home’s heating records, annual fuel costs and service history. Heating type affects both your budget and your insurance.
Almost every Dunrobin home draws its water from a private well, and the homeowner is responsible for its safety. Ottawa Public Health offers free bacterial testing for total coliforms and E. coli and encourages well owners to test every spring, summer and fall. Sample bottles are available at pickup locations across the city. The free test doesn’t cover chemical parameters such as nitrates or sodium, which require a licensed laboratory.
When buying, go further than a single bacteria test: check the flow rate, the well’s construction and depth, and any treatment equipment such as softeners, UV systems or filters. Ontario’s well records map can show the construction details of many existing wells. The guide to well water systems covers testing and treatment in depth.
Dunrobin homes treat their wastewater on site with a septic system. In Ottawa, septic permits and approvals are handled by the Ottawa Septic System Office, operated by the Rideau Valley Conservation Authority.
Septic systems are reliable when they’re maintained and expensive when they fail. Before buying, have the system inspected separately from the general home inspection, ideally by an inspector certified through the Ontario Onsite Wastewater Association. Ask for pumping and maintenance records, the system’s age and any permit history. More detail is in the guide to septic systems.
Dunrobin is part of the City of Ottawa, so residents receive City services and pay City property taxes. Some parts of the bill are applied by area, though, so a rural tax bill isn’t calculated exactly like an urban one. Review a recent bill for the specific property using the City’s guide to understanding your tax bill, and estimate taxes with the Ottawa property tax calculator.
Because most homes are on private services, Dunrobin owners typically don’t receive a City water and sewer bill. That saving is offset by well and septic maintenance. The guide to the cost of living in Dunrobin puts these costs in context.
| Utility | What to confirm before you firm up |
|---|---|
| Internet | Actual provider options and speeds at the civic address; seller’s current service |
| Electricity | Distributor (Hydro One or Hydro Ottawa); 12 months of bills; panel size and condition |
| Backup power | Generator and transfer switch, and whether they were professionally installed |
| Heating | Fuel type; tank ownership and age; service records; insurance acceptance |
| Water | Bacterial and chemical tests; flow rate; well construction; treatment equipment |
| Septic | Separate inspection; age; pumping records; permit history |
| Insurance | A quote based on heating type, roof age and distance to the fire hall |
Many of these checks happen during the conditional period, so allow enough time in your offer. The guide to buying a rural property in Ottawa explains how rural conditions work.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
Jason Polonski is a full-time REALTOR® with Right at Home Realty and has helped hundreds of buyers and sellers across Ottawa’s west end over more than 15 years. Before real estate, he worked in the construction and electrical trades. On a rural home, that experience matters: he looks at a property’s electrical service, generator setup, well, septic system and heating equipment with a practical eye, and he knows which questions to put to the seller and which issues need a licensed specialist.
He holds a Bachelor of Commerce from Concordia University with a double major in Marketing and Finance, so he also helps buyers turn those findings into a realistic budget and a sound offer. His recognition includes the Chairman’s Club (2025, 2021) and Best in Ottawa Top REALTOR® seven years running. For sellers, he offers a 1% Listing Commission, charged on the final sold price.

Buying or selling in Dunrobin? Work with a local Dunrobin real estate agent.
It depends on the address. Options range from fibre where it has been built to fixed wireless, satellite and cellular home internet. A Bell fibre project announced in 2023 covers parts of West Carleton, but the rollout has faced delays, so check each address.
Call providers with the full civic address, check the federal broadband availability data, ask the seller about their current service and speeds, and talk to neighbours.
Depending on location, electricity in Dunrobin is supplied by Hydro One or Hydro Ottawa. The Ontario Energy Board’s service area map and the seller’s bills will confirm which one.
Some roads have natural gas and many don’t. Homes without gas typically heat with propane, oil, electricity, heat pumps or wood.
Most don’t. Nearly all Dunrobin homes use a private well and a septic system. Ottawa Public Health offers free bacterial well testing and recommends testing three times a year.
It’s strongly recommended. On a private well, a power outage also cuts off your water. Generators must be connected through a proper transfer switch installed by a licensed electrician.
