Dunrobin subdivisions are small rural estate enclaves where homes sit on large lots, usually an acre or more, served by private wells and septic systems, within a short drive of Kanata North. The best known include Torwood Estates, Dunrobin Lake, Culzean Heights, Kerscott Heights, Rock Ledge Estates and Julia Estates. Each offers a slightly different mix of lot size, home style, services and setting, from executive homes near the Ottawa River to houses clustered around a private lake.
Buying in a named subdivision is different from buying a stand-alone country property. Neighbours are closer, roads are often quieter and paved, and many streets share a similar era of construction. This guide explains how the main Dunrobin enclaves compare and what to check before you buy in one.
It was prepared by Jason Polonski, a Kanata-based REALTOR® with more than 15 years of experience helping buyers and sellers across Ottawa’s west end, including Dunrobin, Carp and Constance Bay.
Most Dunrobin homes fall into one of two groups: stand-alone properties along the concession and side roads, and homes inside planned rural subdivisions. The second group offers what many move-up buyers want: rural space with a sense of neighbourhood.
In a typical Dunrobin subdivision, you can expect:
Stand-alone country properties offer more acreage and privacy, but often sit on busier rural roads. The right choice depends on whether you value space or community more. The guide to buying a rural property in Ottawa covers the checks that apply to both.
Torwood Estates is Dunrobin’s best-known subdivision by name, and the one buyers search for most often. It sits in the part of Dunrobin close to the Ottawa River, within the Ottawa Real Estate Board’s Dunrobin Shores area, along Torwood Drive and side streets such as Wagon Drive. Recent listings show a wide range of properties: custom bungalows on lots of around three acres, and much larger wooded parcels, some with forest trails of their own. Homes here are minutes from the river and from Baskin’s Beach, whose community water-quality results are posted on Swim Guide.
Torwood Estates has its own detailed guide: Torwood Estates in Dunrobin.
Dunrobin Lake is one of the area’s most distinctive enclaves. Its homes, along streets including Constance Creek Drive, Windigo Way, Duck Pond Place and Blackberry Way, are built around a private, spring-fed lake. The setting backs onto the natural lands along Constance Creek, and residents regularly see herons, ospreys, beavers and otters.
For buyers, the appeal is obvious: lake views and a sense of cottage country without the flood exposure of the Ottawa River shoreline. Before buying, ask how the lake is owned and maintained, whether there’s a residents’ association and fee, and what rules apply to docks, boats and swimming. Homes are served by wells and septic systems, and there’s no natural gas, so heating is typically propane or electric.
Culzean Heights is an enclave of custom executive homes on David Kennedy Drive, Green Meadow Court and Scotch Pine Grove. Its Scottish street names are a fitting match for Dunrobin, which is named after Dunrobin Castle in Scotland. The subdivision has a community tennis court shared by residents, supported by a modest annual association fee.
There’s no natural gas here, so check each home’s heating system, fuel costs and, for older equipment, insurance acceptance. Oil tanks and fuel equipment are regulated by the Technical Standards and Safety Authority. The shared tennis court is a small but telling detail: this is a community where neighbours know each other.
Kerscott Heights is one of Dunrobin’s executive enclaves, with custom homes on Kerscott Heights Way, Kerry Hill Crescent and Scottwood Grove, close to the Ottawa River. Recent listings include estate lots of around two acres, and homes range from large family houses to substantial estate residences with pools and landscaped grounds.
Buyers at this level should give extra attention to systems: panel capacity, generators, heating, pools and larger septic systems all deserve specialist inspections, and major electrical work should carry permits from the Electrical Safety Authority. The guide to Dunrobin estate and luxury homes explains what to check.
Rock Ledge Estates, centred on Hedley Way, stands out for one practical reason: natural gas is available. That’s rare in rural Dunrobin, and it makes heating simpler and often cheaper than propane or oil. Homes here were built by production and custom builders, including Patten Homes and Oakwood Homes.
Buyers who want a rural lot but prefer gas heat, a gas range or a gas generator hookup should put Rock Ledge Estates on their list. Confirm service at each address with Enbridge Gas before relying on it.
Julia Estates is a smaller enclave in the Dunrobin area, with homes on Julia Court. Less information is published about it than about the other subdivisions, so it rewards local knowledge. Ask Jason about recent sales and the typical lot and home style before you view.
Day to day, subdivision living in Dunrobin sits somewhere between suburb and countryside. Children ride bikes on quiet crescents, neighbours share snow-clearing contractors and tradespeople, and the sound at night is wind in the trees rather than traffic. At the same time, nearly every errand still means a drive to Kanata or Carp, and school buses, not sidewalks, get children to class.
Most enclaves are a short drive from Dunrobin Road and March Road, which puts Kanata North’s tech park within easy reach. The commuting from Dunrobin guide covers routes and timing. Weekends tend to revolve around the Ottawa River, Pinhey’s Point, Eagle Creek Golf Club and nearby trails, all covered in the guide to things to do in Dunrobin.
Named subdivisions share their rural realities with every Dunrobin home, plus a few of their own:
Families should also check school designations and bus routes for each street using the OCDSB school locator. The Dunrobin schools guide explains how rural catchments work.
Homes in Dunrobin’s subdivisions sell to a specific buyer: usually a move-up family, a professional working in Kanata North or a downsizer who wants space without isolation. Many are coming from Kanata or Stittsville and selling at the same time. As a move coordinator, Jason plans both sides together so clients avoid a timing mistake first and optimize price second.
For sellers, the subdivision’s identity is part of the value. Buyers who search for Torwood Estates or Dunrobin Lake already know what they want. Jason’s marketing speaks to them directly, backed by complete documentation of the home’s systems. His 1% Listing Commission, charged on the final sold price, is explained on the low commission page, and the guide to selling your home in Dunrobin covers the process.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
