DUNROBIN REAL ESTATE

The 2018 Dunrobin Tornado: What It Means for Homes Today

The Dunrobin tornado was a high-end EF3 tornado that struck the community on September 21, 2018, with winds estimated at up to 265 km/h. It touched down near Kinburn in the late afternoon, tracked through Dunrobin and crossed the Ottawa River into Gatineau. Dozens of Dunrobin homes were destroyed or badly damaged, and in the years since, the community has rebuilt, leaving a mix of brand-new and long-established homes along its roads.

For anyone buying or selling in Dunrobin today, that history is part of the housing stock. This guide explains what happened, how the community recovered, and what practical questions to ask about a home that was rebuilt or repaired after the storm.

It was written by Jason Polonski, a west-end Ottawa REALTOR® with more than 15 years of experience and a background in the construction and electrical trades.

What’s My Dunrobin Home Worth, How Rural Homes Are Really Valued

What Happened on September 21, 2018

On the afternoon of September 21, 2018, a strong cold front swept across eastern Ontario and western Quebec, and several tornadoes touched down across the region. The strongest was the Dunrobin tornado. According to CBC’s detailed reconstruction of the storm, it first touched down near Kinburn, tracked east through Dunrobin, and continued across the river into Gatineau, where it caused further heavy damage.

Environment Canada rated it a high-end EF3, with winds estimated at up to 265 km/h. In Dunrobin itself, CBC reported that about 30 houses had to be demolished and roughly 20 more were in critical condition in the days after the storm. Mature trees were snapped or flattened across wide areas, power was cut across much of the region, and the Dunrobin plaza at the heart of the community was so badly damaged that it was later demolished.

The Insurance Bureau of Canada estimated that the September 21 tornadoes caused $295 million in insured damage, about $192 million of it in Ottawa and $102 million in Gatineau.

Researchers also documented the storm in detail. The Northern Tornadoes Project at Western University publishes aerial imagery of the Dunrobin–Gatineau track, which shows how narrow and localized the heaviest damage was. Homes a short distance from the path were often untouched.

How Dunrobin Rebuilt

Recovery took time. Families dealt with insurers, contractors, demolition and permits, many while living elsewhere, and for the hardest-hit households rebuilding stretched over many months. Neighbours, volunteers and community groups rallied around those affected, and the recovery is still remembered locally as an example of how tight-knit this rural community is.

The result is visible today. Along some Dunrobin roads, newly built homes stand beside houses that are decades old. Where large trees once framed properties, younger plantings are growing in. A new home in the area may well be a rebuild on a lot that has held a house for a long time.

For the broader picture of life in the community today, see the Dunrobin neighbourhood guide.

What the Tornado Means for Buyers Today

Buyers shouldn’t be scared off by Dunrobin’s tornado history, but they should understand it. The storm left behind three kinds of properties: homes rebuilt from the ground up, homes repaired after damage, and homes that were never affected. Each calls for slightly different questions.

Rebuilt Homes: Newer Construction in an Established Area

A home rebuilt after 2018 was built to a much more recent version of the Ontario Building Code than its neighbours. That usually means newer electrical, plumbing, insulation, windows and mechanical systems. It’s a real advantage in a rural area where many homes date back decades.

Ask for the building permit history, including the permit number and final inspection sign-off. The City of Ottawa explains how building permits work, and your lawyer can confirm there are no open permits on title.

If a licensed builder built the home under contract, ask whether new home warranty coverage through Tarion applies and when it expires. Ontario’s statutory warranty includes coverage periods of one, two and seven years, with the seven-year coverage protecting against major structural defects. Warranty coverage depends on how the home was built and registered, so confirm the details rather than assuming.

Repaired Homes: Ask How the Work Was Done

Homes that were damaged but not destroyed were repaired, often under insurance claims and often in a busy period when good contractors were in high demand. Most repairs were done well, but the quality varies, and that’s where a careful inspection matters.

Ask the seller what was repaired, who did the work, whether permits were pulled and whether they have invoices. Pay attention to the roof, roof-to-wall connections, windows, siding and any structural framing that was replaced.

This is where Jason’s background in construction and the electrical trades helps. He knows what a clean repair looks like and what should prompt a closer look by a qualified inspector. Every Dunrobin purchase he handles includes a full home inspection, plus the well and septic checks that rural homes need.

Trees, Landscape and Sightlines

The tornado took down a large share of the mature tree canopy along its path. Some properties that were once deeply wooded now have open lots, younger trees and new sightlines, sometimes including river views that didn’t exist before.

For buyers, that can cut both ways. More light and views are a plus, while less privacy and shade may matter to others. Damaged trees that survived can also carry hidden weaknesses, so on a well-treed lot an arborist’s opinion on large trees near the house is money well spent.

Disclosure and the Questions to Ask

Ontario doesn’t require sellers to complete a standard disclosure form, but they can’t conceal known material defects. The Real Estate Council of Ontario encourages buyers to ask direct questions and get answers in writing.

For any Dunrobin home in or near the 2018 path, reasonable questions include:

  • Was the home damaged in the 2018 tornado, and if so, what was repaired or rebuilt?
  • Were building permits issued and closed for the work?
  • Who did the work, and are there invoices, warranties or engineering letters?
  • Were any insurance claims made, and are there any outstanding issues?

Jason includes these questions in his buyer process and writes the right conditions into offers where they’re needed.

Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

Does the Tornado Make Dunrobin a Riskier Place to Buy?

Not in any way that should change a buying decision. Tornadoes occur across southern and eastern Ontario, and their tracks are narrow and unpredictable. A single strong tornado doesn’t mean one community is more likely to be hit than another a few kilometres away.

What the event does offer is a useful reminder that severe weather is part of life in the Ottawa region, whether you live in Dunrobin or downtown. Every household benefits from basic preparedness. Environment Canada issues weather alerts for tornado watches and warnings, and the federal Get Prepared tornado guide explains how to shelter safely.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Home Insurance and Tornado Damage in Ontario

Wind and tornado damage is generally covered under standard Canadian home insurance policies. Coverage, limits and deductibles vary, though, and the details matter. The Insurance Bureau of Canada encourages homeowners to review what their policy covers before severe weather arrives.

For rural buyers, insurance deserves attention for other reasons too. Distance to a fire hall, the age of the roof, oil tanks, wood stoves and a property’s claims history can all affect premiums or insurability. Get an insurance quote early in the conditional period, not the day before your conditions expire.

Ottawa Rural Zoning, RU & RR Rules

Building and Protecting a Home Against Severe Wind

Whether you’re rebuilding, renovating or building on a vacant lot, a few features make a home more resistant to severe wind. The Institute for Catastrophic Loss Reduction has published extensive research on wind-resistant construction following Canadian tornadoes. It highlights stronger roof-to-wall connections, well-anchored framing, and garage doors and windows designed to resist wind pressure.

On a rural property, it’s also worth thinking about trees near the house, a sheltered interior room or basement space for emergencies, and backup power for a well pump, since a home on a private well has no water when the power is out. These are exactly the kinds of practical details Jason talks through with buyers before they commit to a rural home.

Selling a Rebuilt or Repaired Home in Dunrobin

If you own a home that was rebuilt or repaired after the tornado, your paperwork is an asset. Buyers are reassured by permits, final inspection records, contractor invoices, warranty documents and engineering letters, and a well-documented rebuild can be a strong selling point.

When Jason lists these homes, he presents the newer construction clearly: the build year, the updated systems and the code the home was built to. He addresses the history openly rather than leaving buyers to guess. More on the listing process is in the guide to selling your home in Dunrobin.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

(FAQs)

The Dunrobin tornado struck on the afternoon of September 21, 2018. It touched down near Kinburn, tracked through Dunrobin and crossed the Ottawa River into Gatineau.

Environment Canada rated it a high-end EF3, with winds estimated at up to 265 km/h. It was the strongest of several tornadoes that touched down in the Ottawa–Gatineau region that day.

In the days after the storm, CBC reported that about 30 Dunrobin houses had to be demolished and roughly 20 more were in critical condition. Many other homes and properties had lesser damage.

The Insurance Bureau of Canada estimated $295 million in insured damage from the September 21, 2018 tornadoes: about $192 million in Ottawa and $102 million in Gatineau.

Yes. Tornado tracks are narrow and unpredictable, and a past event doesn’t make one area more likely to be hit again. Focus on the individual home: permits, the quality of any repairs, and a thorough inspection.

Wind and tornado damage is generally covered under standard Canadian home insurance policies, but coverage, limits and deductibles vary. Review your policy with your insurer or broker.

Ask for the building permit history and final inspection, who built the home, whether any new home warranty applies, and for invoices or engineering documents. A full home inspection is still essential.
