Nepean condos and townhomes range from 1960s and 1970s high-rise towers along Meadowlands Drive and in Leslie Park, to 1970s and 1980s townhouse communities in Tanglewood, Centrepointe and Westcliffe Estates, to new towers near Baseline Station. They’re the most affordable way to own in central Nepean, and they’re popular with first-time buyers, downsizers and investors.
The key to buying well is understanding what kind of ownership you’re getting and the financial health of the condominium corporation, not just the unit. This guide covers where Nepean’s condos and townhomes are, the types of ownership, and what to check before you buy.
Two Nepean townhouses that look identical can be owned very differently, and that changes your monthly costs, your maintenance responsibilities and the rules you live by.

Every resale condo purchase in Ontario should be conditional on a lawyer’s review of the status certificate. It shows the monthly fee, whether the unit owner is in arrears, the reserve fund balance, any known lawsuits, planned special assessments, insurance and the corporation’s rules. The Condominium Authority of Ontario explains what’s in it and your right to condo records.
Ask for the most recent reserve fund study. It projects major repairs over the next 30 years and whether the fund can pay for them. In older Nepean buildings, look for large upcoming items such as balcony repairs, window replacement, elevator modernization, parking garage membranes and roof replacement.
A low fee isn’t always good. It may mean the reserve fund is underfunded and a special assessment or sharp fee increase is coming. Ask about fee increases over the past few years.
Check rules on pets, rentals, short-term rentals, renovations, parking, EV charging and smoking.
In older towers, look at common areas, the parking garage and mechanical rooms if you can. Ask about heating and cooling systems, since some older buildings have shared systems with limited individual control.
Nepean’s 1960s to 1980s condo buildings often offer larger units, bigger balconies and more storage than new buildings at a similar price. Many have mature grounds and established communities. The tradeoffs are higher fees in some buildings, ageing systems and the risk of large repair projects. The reserve fund study is especially important.
New towers near Baseline Station offer modern layouts, energy efficiency and new amenities. New condos in Ontario are covered by Tarion warranty, and buyers of new condo units have a 10-day cooling-off period after signing. Units tend to be smaller, fees per square foot can be higher, and pre-construction purchases carry the risk of delays and changes. See our guide to new construction homes in Ottawa.
Buildings within walking distance of an O-Train station, Algonquin College or the Queensway Carleton Hospital may hold broader appeal to future buyers and renters. Check OC Transpo for station locations and the opening timeline.
When comparing a condo to a freehold home, add the condo fee to your mortgage payment, property taxes and utilities. Find out what the fee includes: some cover heat, water or even hydro, while others don’t.
Budget for Ontario’s provincial land transfer tax (Ottawa has no municipal land transfer tax), legal fees, the status certificate fee and title insurance. First-time buyers may qualify for a land transfer tax refund. See our cost to buy a house guide.

If you’re buying to rent, check the building’s rental rules and Ontario’s residential tenancy rules, including how rent control applies to newer units. Rules change, so confirm current requirements before you buy. Units near Algonquin College and the hospital tend to draw steady rental interest.
The Ottawa Real Estate Board reports condo and freehold trends separately at the board-wide level. For a specific unit, compare recent sales in the same building.
For families, a townhouse usually offers more space, a private entrance, often a small yard and a basement, at a lower price than a detached home. For downsizers, an apartment with an elevator and no stairs is often the better long-term choice. Investors should compare rental demand and fees for both before choosing.
Beyond the finances, think about how the building or townhouse community will work for your daily life.

Nepean’s condo buildings are concentrated along Meadowlands Drive, in Leslie Park, around Bayshore and near Baseline Station and Centrepointe Drive. Townhouse communities are spread through Centrepointe, Tanglewood, Westcliffe Estates, Leslie Park and other neighbourhoods.
With a freehold townhouse, you own the house and land and pay no condo fee, but handle all maintenance. With a condo townhouse, the condo corporation maintains common elements such as roofs and exteriors, and you pay a monthly fee.
A status certificate is a document from the condo corporation that shows the unit’s fee, arrears, the reserve fund, lawsuits, special assessments and rules. Your lawyer should review it before your offer becomes firm.

Buyers of new, pre-construction condo units in Ontario have a 10-day cooling-off period. Resale condos have no cooling-off period, so make your offer conditional on a status certificate review.
