OTTAWA REAL ESTATE

Kanata Real Estate Market Update — October 2026

The Kanata real estate market update for October 2026 shows a market that is tighter than the rest of Ottawa on supply, but softer on price. Across Kanata’s main neighbourhoods, 97 homes sold in October, down about 22% from October 2025, while active listings fell about 10% to 343. That left Kanata with 3.5 months of inventory, compared with 4.4 months for Ottawa as a whole.

In short: Kanata sellers face less competition than sellers elsewhere in the city, but values are edging lower. The MLS® Home Price Index composite benchmark is down 1.4% to 2.5% from a year ago in most Kanata neighbourhoods, slightly more than the 1.3% citywide decline. Townhouses are carrying most of that, with benchmarks down 3.7% to 6.3%. Detached values split by neighbourhood: flat to slightly higher in Bridlewood, Morgan’s Grant and Emerald Meadows, and down 1.6% to 3.5% in Kanata Lakes, Beaverbrook, Glen Cairn and Katimavik.

The figures on this page come from the Ottawa Real Estate Board’s detailed October 2026 market report, which breaks the city into small neighbourhood areas. Kanata here means OREB areas 9001 to 9008 and 9010: Beaverbrook, Katimavik, Glen Cairn/Hazeldean, Bridlewood, Kanata North, Kanata Lakes/Heritage Hills, Morgan’s Grant/South March and Emerald Meadows/Trailwest. Rural Kanata (area 9009) is excluded because its rural estate homes behave like a different market.

Kanata figures are calculated by combining OREB’s figures for the eight Kanata neighbourhood areas listed above; October 2025 values are worked back from OREB’s year-over-year percentages. Citywide figures are as reported by OREB.

Three things stand out. Sales fell about twice as fast in Kanata as across Ottawa (about 22% against 10.7%). Supply moved the other way from the rest of the city: Kanata’s active listings dropped about 10% while Ottawa’s rose 6.4%. And homes still sold closer to asking in Kanata, at 98.0% of list price on average, than in the city overall.

Detached homes: the drop in Kanata sales is mostly a detached-home story. About a third fewer detached homes sold than last October, but the number of detached homes for sale fell almost as sharply, from about 176 to 125. Fewer owners are listing family homes, and the buyers who are shopping in that price range are moving more carefully. With 3.1 months of inventory, Kanata’s detached market is still on the seller-friendly side of balanced.

Townhouses: townhouses now make up more than half of Kanata sales (53 of 97). Townhouse supply rose slightly from last year, and buyers in this segment are more sensitive to monthly payments, which shows in the roughly 5% lower average price. Even so, Kanata townhouses sold for 98.4% of list price on average, the highest of any property type.

Condo apartments: Kanata has a small condo market, with only 3 sales and 23 active listings in October. At 7.7 months of inventory, condo buyers have plenty of room to negotiate.

Year to Date in Kanata

From January to October 2026, 1,208 homes sold across these Kanata areas, down about 6% from the same period in 2025, at an average price of $691,519 (down about 3%). Detached homes averaged $853,647 on 536 sales, and townhouses averaged $573,750 on 610 sales. October’s sharper drop in sales came on top of a year that was already running slightly behind 2025.

Kanata Home Prices by Neighbourhood

The MLS® Home Price Index (HPI) benchmark prices a typical home with consistent features, so it shows what is happening to values rather than to the mix of homes that happened to sell. OREB publishes it for each Kanata area.

Source: OREB / CREA MLS® HPI, October 2026. Kanata North (areas 9005 and 9006) is left out of the table because it recorded only one sale in October; its detached benchmarks are $1,238,100 (9005, up 1.2%) and $926,000 (9006, up 2.6%). Beaverbrook’s composite benchmark reads firmer than its detached, townhouse and condo benchmarks; with only four sales in October, the property-type benchmarks are the better guide there.

Two patterns run through the table. First, Kanata townhouse values are falling at about the citywide rate, 3.7% to 6.3% against 4.3% for Ottawa, with Glen Cairn/Hazeldean the weakest. Second, detached values divide by neighbourhood age. In the newer south and west neighbourhoods, Bridlewood, Morgan’s Grant/South March and Emerald Meadows/Trailwest, detached benchmarks are flat to slightly up, outperforming the city. In Katimavik, Glen Cairn, Beaverbrook and Kanata Lakes, they are down 1.6% to 3.5%.

Bungalows show the same split. The one-storey benchmark in Emerald Meadows/Trailwest is $887,500, up 5.0% from a year ago, while one-storey benchmarks in Beaverbrook, Katimavik, Glen Cairn, Bridlewood and Kanata Lakes are down 3.2% to 3.6%.

Why Kanata Values Are Edging Lower While Supply Is Tight

Normally, low inventory supports prices. Kanata in October had less supply than the rest of Ottawa, yet its composite benchmarks still slipped a little more than the city’s. Three things explain most of that.

1. Townhouse buyers are the most payment-sensitive

Townhouses now make up more than half of Kanata sales, and townhouse buyers are often first-time or early move-up buyers stretching to qualify. Kanata townhouse benchmarks are down 3.7% to 6.3% from a year ago. Every rate increase shrinks what those buyers qualify for under the mortgage stress test. The Bank of Canada raised its policy rate to 2.5% on October 28, 2026, its first increase in three years, so this pressure is unlikely to ease in the next few months.

2. Fewer sellers, but also fewer buyers

Kanata’s detached listings are down about 29% from a year ago, which would usually tighten a market. But detached sales fell about a third, so the balance between buyers and sellers barely moved: months of inventory for Kanata detached homes was 3.1, almost exactly where it was last October. Supply and demand both pulled back, which is why detached values in most of Kanata are roughly flat rather than rising.

3. The average price overstates the decline

Kanata’s average sale price fell about 5%, but the mix of homes sold changed. Townhouses made up 53 of 97 sales, so the average naturally drifts down even if no single home lost value. The benchmark strips that out. On a like-for-like basis, Kanata composite values are down about 1.4% to 2.5% in most neighbourhoods, a much smaller decline than the headline average suggests. For a fuller explanation of the two measures, see Ottawa home prices.

My read: Kanata is not oversupplied. Well-priced homes still sell close to asking, newer detached homes in Kanata South and West are holding their value, and the softness is concentrated in townhouses and in older homes, where condition and updating make a bigger difference to price. Sellers who price to today’s benchmark are selling; sellers pricing off 2025 comparables are sitting.

Kanata Neighbourhood by Neighbourhood

Emerald Meadows/Trailwest: the busiest and tightest

Emerald Meadows and Trailwest accounted for 34 of Kanata’s 97 sales, about 35%, and had only 2.4 months of inventory (3.0 a year ago). Active listings fell 34% and new listings 38%. Townhouses drove the activity: 24 townhouses sold, up 14% from last October, with just 1.9 months of townhouse inventory. If you are selling a well-kept townhouse here, you are in one of the strongest pockets in Ottawa. The townhouse benchmark is $601,300, down 4.2% from a year ago, while the detached benchmark of $863,100 is up 0.7% and the one-storey benchmark of $887,500 is up 5.0%. See our Emerald Meadows and Trailwest guide.

Morgan’s Grant/South March: townhouse supply is building

Morgan’s Grant and South March recorded 17 sales, down 26%, while new listings jumped 57% to 44. Townhouse listings rose fastest: 30 new townhouse listings (up 67%) and 47 active (up 47%). Townhouses still sold quickly, in a median of 14 days, but detached homes took a median of 46.5 days, with 5.5 months of detached inventory. Detached sellers here face the most competition in Kanata’s suburbs. The detached benchmark is $829,300, up 0.6% from a year ago, so detached values are holding even with the extra competition. See Morgan’s Grant.

Kanata Lakes/Heritage Hills: the premium end

Kanata Lakes and Heritage Hills had 14 sales at an average of $844,557, with 4.3 months of inventory. The six detached homes that sold averaged $1,176,467. The detached benchmark is $978,400, down 1.6% from a year ago and the highest in suburban Kanata. Townhouse listings rose 36% to 19, which gives townhouse buyers here more choice than usual. See Kanata Lakes.

Bridlewood: very little for sale

Bridlewood had only 16 new listings (down 48%) and 21 active listings (down 42%), leaving 1.8 months of inventory, the lowest of any Kanata neighbourhood. Sales rose 20% to 12. One caution: the median home took 37.5 days to sell and sold for 96.9% of list price on average, so the homes that sold had generally been on the market a while and needed a price adjustment. Low supply has not translated into quick, full-price sales. See Bridlewood.

Katimavik: townhouse buyers have the leverage

Katimavik’s townhouse market loosened sharply. New townhouse listings doubled to 24, active townhouse listings rose 76% to 37, and townhouse inventory reached 6.2 months, firmly a buyer’s market. Detached homes were the opposite: only 7 active, 1.8 months of inventory, and a median of 10.5 days to sell. Yet Katimavik’s detached benchmark fell 3.5% to $652,500, the largest detached decline in Kanata. See Katimavik.

Glen Cairn/Hazeldean: Kanata’s most affordable freehold

All five Glen Cairn/Hazeldean sales in October were detached homes, at an average of $521,500 and 95.8% of list price, the lowest sale-to-list ratio in Kanata. New listings more than doubled to 13. The detached benchmark of $594,100 (down 2.0%) and townhouse benchmark of $445,900 (down 6.3%) make this the most affordable route into freehold ownership in Kanata. See Glen Cairn.

Beaverbrook: a quiet month

Only four homes sold in Beaverbrook, down from 13 a year ago, leaving 7.8 months of inventory on 31 active listings. Townhouse supply is the issue, with 20 active townhouse listings and 10 months of townhouse inventory. Beaverbrook’s older housing stock means condition varies widely, so pricing is especially home-specific. See Beaverbrook.

Kanata North: too few sales to read

Kanata North (areas 9005 and 9006) had one sale and 11 active listings. Its detached benchmarks rose from a year ago, by 1.2% in 9005 and 2.6% in 9006, but with so few transactions those figures can shift quickly.

The Move-Up Gap in Kanata Has Widened

Because Kanata townhouse values have fallen faster than detached values, the dollar gap between a typical townhouse and a typical detached home has grown in almost every Kanata neighbourhood. That matters most to townhouse owners planning to move up within Kanata.

NeighbourhoodDetached minus townhouse benchmark, Oct 2026Same gap, Oct 2025Change

Katimavik6,600about 2,000about ,400 narrower

Calculated from OREB’s October 2026 detached and townhouse benchmarks and their 12-month changes.

The step up is widest in the newer Kanata South and West neighbourhoods, where detached values held while townhouse values fell: about ,000 more in Emerald Meadows/Trailwest and Bridlewood than a year ago. Katimavik is the one exception, because its detached values fell almost as fast as its townhouses.

For a Kanata townhouse owner, that means two things. You need more equity or borrowing room than you did a year ago to make the same move, and higher rates make it riskier to own two homes at once, so the order of operations matters. Selling first, or buying with a condition on the sale of your home, limits that risk. Start with should I sell first or buy first and run your own numbers through the move-up calculator.

What the October 2026 Kanata Market Means for Buyers

  • Expect less room to negotiate than the citywide headlines suggest. Kanata homes sold for 98.0% of list price on average in October, against 97.5% across Ottawa. On a $750,000 Kanata listing, the average gap was about $15,000. Well-priced homes in Emerald Meadows/Trailwest and Bridlewood face competition.
  • Townhouse buyers should shop where supply is building. Katimavik (6.2 months of townhouse inventory), Beaverbrook (10 months) and Morgan’s Grant/South March (townhouse listings up 47%) give you the most choice. Emerald Meadows/Trailwest, at 1.9 months, does not.
  • Detached buyers: know which part of Kanata you’re in. In Bridlewood, Morgan’s Grant and Emerald Meadows, detached benchmarks are flat to slightly up from last year, so don’t expect big discounts on well-kept homes. In Katimavik, Glen Cairn, Beaverbrook and Kanata Lakes, detached benchmarks are down 1.6% to 3.5%, and a listing priced off a 2025 sale on the same street may be above today’s market, which is your negotiating case.
  • Get your pre-approval re-run. The October 28 rate increase changed what many buyers qualify for. Confirm your ceiling at today’s rates before you write an offer. The Financial Consumer Agency of Canada explains how qualifying works, and how interest rates affect buying power covers what it means in dollars. Budget for the Ontario land transfer tax in your closing costs too.
  • Use the time for a proper inspection. With a median of 22 to 26 days on market in most Kanata neighbourhoods, you can usually make an offer conditional on inspection. Much of Beaverbrook, Katimavik and Glen Cairn was built in the 1960s to 1980s, so look closely at the electrical panel, original wiring, windows, roof and foundation. With my background in construction and the electrical trades, that is the part of a showing I pay closest attention to. Our guide to home inspections in Ottawa covers what to book. The Electrical Safety Authority has guidance on older electrical systems.
  • Compare resale with new construction in Kanata South. New communities around Kanata South and Stittsville are competing for the same buyers. HST relief on qualifying new homes can narrow the price gap, but check the builder’s contract terms and Tarion warranty coverage. Our new construction homes in Ottawa guide walks through the process.

What the October 2026 Kanata Market Means for Sellers

  • You have less competition than sellers elsewhere in Ottawa. At 3.5 months of inventory, Kanata is tighter than the city’s 4.4 months, and active listings are down about 10% from last year. In Emerald Meadows/Trailwest and Bridlewood, there are very few competing listings.
  • But price to the 2026 benchmark. Less competition does not mean buyers will pay 2025 prices. Kanata townhouse benchmarks are 3.7% to 6.3% below a year ago, and detached benchmarks in the older and premium neighbourhoods are 1.6% to 3.5% lower. A current home valuation built on the last 60 to 90 days of Kanata sales is the right starting point, not last year’s sale down the street. Here is why overpricing costs you.
  • Detached sellers in Morgan’s Grant/South March and Kanata Lakes need the sharpest pricing. Detached homes in Morgan’s Grant took a median of 46.5 days to sell, and Kanata Lakes detached inventory sits at 4.2 months. Well-presented, correctly priced homes will still sell; the rest will wait.
  • Townhouse sellers in Emerald Meadows/Trailwest are in a strong position. With 1.9 months of townhouse inventory, a well-kept, correctly priced townhouse should attract solid interest.
  • Fix what a buyer’s inspector will find. Buyers have time to inspect, so issues that once went unnoticed become price reductions. A pre-listing home inspection lets you deal with them first, and staging helps your home stand out.
  • Consider listing before spring. Ottawa’s new listings have fallen in October and November in each of the past ten years. A Kanata home listed in late fall or early winter faces even less competition, and the buyers shopping then tend to be serious.
  • Keep more of your sale price. Every percentage point matters when prices are softening. I list homes for a 1% listing commission, charged on the final sold price, with full MLS® and REALTOR.ca exposure.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

How to Read These Kanata Numbers

All figures come from the Ottawa Real Estate Board’s detailed Residential Market Activity and MLS® Home Price Index report for October 2026, prepared for OREB by the Canadian Real Estate Association. OREB posts its monthly releases in its newsroom, and CREA publishes long-term Ottawa board statistics and explains how the MLS® Home Price Index is calculated. Kanata-wide totals are my calculations, combining OREB’s eight Kanata neighbourhood areas; medians cannot be combined, so median days on market is shown by neighbourhood. Monthly neighbourhood figures are based on small numbers of sales and can change sharply from one month to the next.
