The Stittsville real estate market update for October 2026 shows a market where sellers came back faster than buyers. Across Stittsville’s three main neighbourhoods, 36 homes sold in October, down about 8% from a year earlier, while new listings jumped about 29% to 94. That pushed Stittsville’s sales-to-new-listings ratio down to 38.3%, below the 40% line usually read as the start of a buyer’s market, even though overall inventory, at 3.9 months, is still tighter than Ottawa’s 4.4 months.
In short: Stittsville buyers have more choice this fall than they have had in some time, especially in townhouses and in Stittsville North. Prices are softer on average, with the average sale price down about 6%, but the MLS® Home Price Index shows like-for-like values down only 0.5% to 2.2% depending on the area, roughly in line with Ottawa. One segment is moving the other way: one-storey homes, Stittsville’s bungalows, are up 4% to 5% in value from a year ago in all three areas.
The figures on this page come from the Ottawa Real Estate Board’s detailed October 2026 market report, which breaks the city into small neighbourhood areas. Stittsville here means OREB areas 8202 (Stittsville Central), 8203 (Stittsville South) and 8211 (Stittsville North). The surrounding rural Goulbourn areas, such as Fringewood and the remainder of Stittsville and area, are excluded because their acreage and estate homes behave like a different market.
| Metric | Stittsville, October 2026 | Stittsville, October 2025 | All of Ottawa, October 2026 |
|---|---|---|---|
| Homes sold | 36 | 39 | 1,048 |
| Average sale price | $781,844 | about $831,000 | $678,512 |
| New listings | 94 | about 73 | 2,382 |
| Active listings (end of month) | 140 | about 130 | 4,582 |
| Months of inventory | 3.9 | 3.3 | 4.4 |
| Sales-to-new-listings ratio | 38.3% | 53.4% | 44.0% |
| Average sale-to-list price ratio | 97.9% | 97.4% | 97.5% |
Stittsville figures are calculated by combining OREB’s figures for areas 8202, 8203 and 8211; October 2025 values are worked back from OREB’s year-over-year percentages. Citywide figures are as reported by OREB.
The headline is the jump in new listings. Across Ottawa, new listings were essentially flat from a year ago (down 1.2%). In Stittsville they rose about 29%, while sales slipped. That is why the sales-to-new-listings ratio fell from 53.4% to 38.3%, below the 40% line, while neighbouring Kanata held at 47.1%. Homes that did sell still went for 97.9% of list price on average, slightly better than a year ago, so well-priced listings are not being discounted heavily.
| October 2026 | Detached (single-family) | Townhouse |
|---|---|---|
| Homes sold | 23 (24 a year ago) | 13 (15 a year ago) |
| Average sale price | $880,952 (down about 7%) | $606,500 (down about 6%) |
| New listings | 57 (about 44 a year ago) | 34 (about 29 a year ago) |
| Active listings | 75 (down about 3%) | 60 (up about 30%) |
| Months of inventory | 3.3 (3.2 a year ago) | 4.6 (3.1 a year ago) |
| Sales-to-new-listings ratio | 40.4% | 38.2% |
| Average sale-to-list ratio | 97.0% | 99.7% |
Detached homes: detached sales held almost level with last year, and active detached listings were slightly lower, so inventory stayed balanced at 3.3 months. The pressure came from new listings, up about 30%, and from price: the average detached sale fell about 7% to $880,952, and detached homes sold for 97.0% of list price on average.
Townhouses: this is where Stittsville loosened most. Active townhouse listings rose about 30% to 60, and townhouse inventory climbed from 3.1 to 4.6 months. Interestingly, the 13 townhouses that sold went for 99.7% of list price on average. Buyers are paying close to asking for the right townhouse, but there are more townhouses to choose from, and the weaker ones are sitting.
Condo apartments: Stittsville has very few condo apartments. None sold in these three areas in October, and only three were listed for sale.
From January to October 2026, 435 homes sold across these Stittsville areas, down about 7% from the same period in 2025, at an average price of $762,536 (down about 6%). Detached homes averaged $886,966 on 255 sales (down about 10% in number), and townhouses averaged $598,597 on 172 sales (down about 1%). Stittsville’s average price has been running roughly 6% below 2025 all year, a larger decline than Ottawa’s year-to-date average, which is down 0.8%.
The MLS® Home Price Index (HPI) benchmark prices a typical home with consistent features, so it shows what is happening to values rather than to the mix of homes that happened to sell. OREB publishes it for each Stittsville area and breaks detached homes into one-storey and two-storey.
| Benchmark, October 2026 (change from Oct 2025) | Stittsville Central (8202) | Stittsville South (8203) | Stittsville North (8211) | All of Ottawa |

Three points stand out in the benchmark data:
Two-storey family homes in Stittsville South and North are where values have slipped most among freehold homes, down 2.3% and 2.0%.
| Area | October sales | Average price | New listings | Active listings | Months of inventory | Median days on market |
|---|---|---|---|---|---|---|
| Stittsville North (8211) | 14 | $695,143 | 44 | 59 | 4.2 | 22.5 |
| Stittsville South (8203) | 13 | $839,607 | 29 | 48 | 3.7 | 21 |

Source: OREB detailed MLS® residential market activity report, October 2026. Monthly sales in each area are small, so a handful of transactions can swing averages sharply. Treat individual area averages as directional, and use the benchmark for value trends.
Stittsville’s sales-to-new-listings ratio fell from 53.4% a year ago to 38.3%, below the 40% level usually read as the edge of a buyer’s market. Almost all of that came from the listing side.
Stittsville North had 44 new listings in October, up 69% from a year earlier, and active listings rose 34% to 59. That one area accounts for most of Stittsville’s increase in supply. Detached homes were the clearest case: 22 new detached listings (up 47%), only 5 detached sales, and 6.4 months of detached inventory, up from 2.4 a year ago. Stittsville North townhouses went the other way, with 9 sales (up 80%) and just 2.4 months of townhouse inventory.
Stittsville South moved in the opposite direction. Active listings fell 21% to 48, detached sales rose to 12 from 7 a year ago, and detached inventory dropped to 2.1 months from 5.6. If you are selling a detached home in Stittsville South, conditions are better than they were last fall.
Stittsville Central had 9 sales and 3.7 months of inventory, with a median of just 15 days on market, the fastest in Stittsville. Active listings rose 32% to 33, so there is more to choose from, but homes priced correctly are still selling quickly.
The Bank of Canada raised its policy rate to 2.5% on October 28, 2026, its first increase in three years. Stittsville’s detached homes, with benchmarks between about $794,000 and $933,000, sit at the price point where a rate change moves the monthly payment by hundreds of dollars. That helps explain why sellers are listing faster than buyers are committing.
My read: Stittsville is not one market this fall. North Stittsville detached sellers face real competition, South Stittsville detached sellers face very little, and bungalow owners everywhere in Stittsville are in a seller’s market of their own.
Stittsville’s one-storey homes are the standout story in the October data. One-storey benchmarks are $899,900 in Stittsville Central, $893,900 in Stittsville South and $866,800 in Stittsville North, up 4.3% to 5.1% from a year ago. Over three years they are up 10.5% to 11.7%, while two-storey benchmarks in the same areas are down over three years.
The reason is demand. Stittsville has a large group of long-time owners who want to stay in the community but move to one level, and there are not many bungalows to go around. The result is that a typical Stittsville bungalow is now benchmarked higher than a typical two-storey home in Stittsville Central and North:
| Area | One-storey benchmark | Two-storey benchmark | Difference |
|---|---|---|---|
| Stittsville Central | $899,900 | $871,000 | Bungalow about $28,900 higher |
| Stittsville North | $866,800 | $783,600 | Bungalow about $83,200 higher |
| Stittsville South | $893,900 | $944,000 | Bungalow about $50,100 lower |
If you own a two-storey home in Stittsville North and plan to downsize into a bungalow nearby, budget for a step up in price, not a step down. Selling first usually makes sense in that situation. See downsizing in Stittsville for your options, including newer bungalow townhomes and adult-lifestyle communities.
Stittsville townhouse values have fallen faster than detached values over the past year, so moving up from a townhouse to a detached home now takes more money than it did in October 2025.
| Area | Detached minus townhouse benchmark, Oct 2026 | Same gap, Oct 2025 | Change |
|---|---|---|---|
| Stittsville Central | $295,400 | about $261,100 | about $34,300 wider |
| Stittsville South | $361,300 | about $346,900 | about $14,400 wider |
| Stittsville North | $248,300 | about $234,200 | about $14,100 wider |
Calculated from OREB’s October 2026 detached and townhouse benchmarks and their 12-month changes.
Stittsville Central shows the biggest change because its detached values rose 2.1% while its townhouse values fell 2.7%. For a Stittsville townhouse owner, the timing question is which side to do first. With higher borrowing costs, buying first and carrying two homes is riskier than it was a year ago. A conditional-on-sale offer or selling first limits that risk. Start with should I sell first or buy first, then run your own figures through the move-up calculator.
Stittsville is one of Ottawa’s busiest areas for new homes, with several active communities on its western and southern edges. That matters for resale: buyers comparing a resale townhouse with a new build down the road have more alternatives, which is part of why Stittsville’s resale townhouse supply has built up. Expanded HST relief on qualifying new homes can make a new build look more competitive than it did a year ago, but contract terms, closing timelines and Tarion warranty coverage all deserve a close look. Our new construction homes in Ottawa guide walks through the process.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

All figures come from the Ottawa Real Estate Board’s detailed Residential Market Activity and MLS® Home Price Index report for October 2026, prepared for OREB by the Canadian Real Estate Association. OREB posts its monthly releases in its newsroom, and CREA publishes long-term Ottawa board statistics and explains how the MLS® Home Price Index is calculated. Stittsville-wide totals are my calculations, combining OREB areas 8202, 8203 and 8211; medians cannot be combined, so median days on market is shown by area. Stittsville records only a few dozen sales a month, so figures can change sharply from one month to the next.
