Commuting from Manotick usually means driving. Downtown Ottawa is about 25 kilometres north, or roughly 25 to 35 minutes by car outside rush hour, and the airport is a short drive away. For transit, most commuters drive to the O-Train’s Limebank station in Riverside South, which opened in January 2025, or to a park-and-ride, because bus service in the village itself is limited.
Your commute depends on where in Manotick you live, where you work and when you travel. This guide covers the main driving routes, transit options, getting to Kanata and the airport, winter driving and how to test a commute before you buy.
For the village overview, see the Manotick village guide. For all five MLS® areas, see the Manotick real estate market guide.
Most downtown commuters take one of two broad approaches:
The Vimy Memorial Bridge between Barrhaven and Riverside South lets drivers cross the Rideau north of the village, which helps when your route is on the opposite side of the river from your home.
Rush-hour times vary widely with weather, construction and school traffic. A drive that takes 25 minutes on a Sunday can take much longer at 8 a.m. Test your route at the time you’ll actually drive it.
OC Transpo service within Manotick is limited, so most transit commuters drive part of the way. The biggest change in recent years is the O-Train Line 2 (Trillium Line) extension.
Limebank station, at Limebank and Earl Armstrong roads in Riverside South, opened on January 6, 2025 as the southern end of Line 2. From there, the train runs north through the south end to connect with the city’s rail network. Several bus routes connect at the station.
Before you rely on transit, check parking at the station, connecting bus routes and the full door-to-door time with the OC Transpo travel planner. For many Manotick households, driving to the train is the realistic transit option.
If you’re moving for a job in Kanata, see our guide to relocating to Kanata and compare with Kanata itself.
Winter changes the commute. Rural roads around Manotick can drift, and plowing on secondary roads and private lanes comes after major routes. Factor in:
If you’re comparing an estate lot with a village home, the difference in winter driving is real. See Manotick estate homes and acreage and the Manotick village core.
For many households, a hybrid schedule makes Manotick’s commute workable. That depends on good internet, which varies by address. The village core and newer areas like Mahogany generally have more options than rural and estate properties.
Before you buy, check the specific address. The federal High-speed Internet for all Canadians site links to the national broadband map, and providers can confirm service at the address. Ask the seller who they use and what speeds they get, and test it during a showing if you can.
Where you live in Manotick changes your commute. West-side homes and Mahogany have quicker access to Barrhaven and Highway 416. East-side homes, including Manotick Station and Rideau Forest, are closer to the airport and the river corridor north. Homes on Long Island and in the village core sit in between, with bridge crossings to plan around at peak times.
If your work is west, the west side usually saves time; if it’s at the airport or in the south-east, the east side often does. Our Manotick real estate market guide explains each area.
Whether the commute works depends on how often you make it and what you get in return. Buyers who are happiest with it usually have at least one of these:
Buyers who find it hardest usually commute daily to the west end or the far east end at peak times. If that’s you, compare carefully with communities closer to work, and use the extra time and cost in your decision.
Think about the whole household, too. Teenagers without licences, older parents who visit, and after-school activities all add trips. A village home within walking distance of the core can make a big difference to how much driving a family does. For a sense of how Ottawa residents commute, Statistics Canada publishes census data on commuting.
The answers can differ a lot between homes only a few kilometres apart. A home in the village core may suit a hybrid worker who wants to walk to coffee, while an east-side estate home may suit someone who flies often. Matching the home to your routine matters as much as matching it to your budget, and it’s much easier to test before you buy than to fix afterwards.
For many Manotick households, the commute becomes part of the routine rather than a burden: a podcast on the drive, an early start that beats the traffic, or a train ride from Limebank that gives time to read. Testing it honestly before you buy is what tells you which kind of commuter you’ll be, and whether the space, the river and the village are worth the trip for your family.
For most buyers, the commute is the trade-off that makes Manotick’s space and village life work, or not. I’ll help you test it before you commit, and plan the sale of your current home so the timing works. My job is to help you avoid a timing mistake first, then get you the best price.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Usually by Highway 416 north and Highway 417 west to Kanata and its tech park.
It adds time, especially from rural and estate areas, where secondary roads and private lanes are cleared after main routes. Plan for winter tires and extra time.
