Manotick’s village core is the historic heart of the community, built around Watson’s Mill on the Rideau River, with Main Street’s shops, restaurants and services within walking distance. Homes here range from nineteenth-century houses and mid-century bungalows on Long Island and the older streets to newer infill. They suit buyers who want to walk to the village and are comfortable with an older home.
On MLS®, the village core is part of area 8002, Village and Manotick Estates, while Long Island and Nicholls Island are area 8001. This guide covers what the core is like, the homes you’ll find, what to check on older properties, servicing and who buys here.
For the whole village, see the Manotick village guide. For the other areas, see the Manotick real estate market guide.
The village grew around the Long Island Flouring Mills, founded in 1860 by Moss Kent Dickinson and Joseph Merrill Currier. Renamed Watson’s Mill after Harry Watson bought it in 1946, it’s now a museum operated with the Rideau Valley Conservation Authority, and one of the region’s few working grist mills of its era. Dickinson House, built in 1863, stands across the square.
Today the core is a compact few blocks of independent shops, restaurants, cafés and services near the mill and along Manotick Main Street. The Manotick library branch, the arena and community centre, and Manotick Public School on Long Island are all close by.
The village calendar centres on the core. Dickinson Days, held in early June around Dickinson Square, brings the community together, and the Manotick Village and Community Association is active on local issues. If being able to walk to dinner, the library or the river matters to you, this is the part of Manotick to look at first.
Lots in the core are generally smaller than in the estate areas, and few homes are alike. That variety is part of the appeal, and part of what makes pricing harder.
Older homes carry more surprises. My background in the construction and electrical trades means I look at these before we talk price.
Our guide to buying an older home covers what to budget for.
Partly. The City’s Manotick Secondary Plan identifies the village core as an area that already has central water, and makes it a priority for central wastewater. Hillside Gardens, on the north end of Long Island, is in a similar position. Other older streets may still have a private well, septic or both.
A new water main connecting Manotick to the city’s system has been in service since January 2022, but being near a main doesn’t mean a home is connected. Confirm water and sewer for the exact address. Our Manotick water and septic guide explains servicing across the village.
Nicholls Island is different: the plan doesn’t foresee central services there and limits development to existing uses.
Village-core buyers tend to be downsizers staying in Manotick, couples and families who want walkability and character, and buyers relocating from older Ottawa neighbourhoods like Westboro or The Glebe who want a similar feel with more space.
Because no two homes are alike, pricing depends on careful comparison. A comparative market analysis for a village home adjusts recent sales for lot, condition, updates, servicing and how close the home is to Main Street and the river. Condition often matters more than square footage.

The best way to understand the core is on foot. Start at Watson’s Mill, founded in 1860, and Dickinson House, built in 1863, across the square. From there, Main Street’s shops, cafés and restaurants are a short walk.
On Saturday mornings from June into fall, the farmers’ market sets up in the Carriage Shed lot across from the mill. Cross to Long Island and you’ll pass Manotick Public School, built in 1942, and quiet residential streets running down toward the river. The library branch, the arena and the community centre are all close by.
That compact layout is what buyers pay for in the core: the ability to walk to most of what you need. See things to do in Manotick for more.
The village core is mature, but it isn’t standing still. Older homes are renovated, enlarged or replaced, and servicing is being extended over time.
The core attracts a wide mix of people, which is part of its character.
The village’s population was 5,315 in the Statistics Canada 2021 census, so the core still has a small-town feel, where neighbours know each other and local businesses know their customers.
That stability matters to buyers. Homes in the core change hands less often than suburban homes, which is one reason good ones can draw strong interest when they’re listed.
The village core rewards buyers who ask these questions early. Homes here are rarely identical, and the right answers can make an older home an excellent buy, while the wrong ones can turn it into an expensive project. A good inspection, a clear look at servicing and permits, and realistic quotes for any updates will tell you which kind of home you’re looking at before your offer becomes firm.
If the village core is where you want to be, set up listing alerts for the streets you like and be ready to view quickly. Homes here change hands less often than in a suburb, and the well-kept ones that are close to Main Street and the river tend to attract interest from several buyers at once.
Current listings in MLS® area 8002, which covers the village and Manotick Estates, pulled from the CREA DDF® feed and updated daily. Area 8002 is larger than the walkable core, so check the address if being able to walk to Main Street matters to you.

Village listings, especially near Main Street, don’t come up often. If nothing here fits, call or text Jason at (613) 601-9333 to get new village listings as soon as they list.
Many village moves are local: a family selling a larger home to buy closer to Main Street, or downsizers moving within Manotick. The biggest risk is timing, not price. My job is to help you avoid a timing mistake first, then get you the best price. See selling and buying at the same time.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
