Manotick’s outdoor life centres on the Rideau River. Highlights include the Long Island Locks on the Rideau Canal, riverside parks in the village and Mahogany, the 21-kilometre Osgoode Link Pathway to the east, and conservation areas such as Chapman Mills and Beryl Gaffney Park a short drive north. In summer the river is for boating and paddling; in winter, the trails are for walking, skiing and snowshoeing.
For many buyers, this access to water and green space is the reason they choose Manotick. This guide covers the river, the parks, the trails and the seasons, and what that means if you’re buying a home here.
For the whole village, see the Manotick village guide. For events and things to do in the village, see things to do in Manotick.
Manotick sits on the Rideau Canal, a National Historic Site and UNESCO World Heritage Site. The river divides around Long Island, and the village grew up around the mill.
Nearby, the Long Island Locks (locks 14 to 16) form a flight of three locks with a total lift of about 7.7 metres, beside a large stone arch dam. The lockstation has day-use docking, picnic tables and parking, and it marks the northern end of the Long Reach, the longest lock-free stretch of the Rideau at about 40 kilometres.
Watching boats lock through on a summer afternoon is one of the simplest pleasures in Manotick. For boaters, it means you can cruise south toward Kars and Burritts Rapids, or north toward Ottawa, during the navigation season.
The arena, community centre and library branch round out the village’s recreation options. See the City’s recreation and parks pages for programs.
The Osgoode Link Pathway is the area’s longest trail: a 21-kilometre stone-dust path on the old railway line from Leitrim Road to Osgoode, opened in 2011. It’s open year-round for cycling, walking, horseback riding, cross-country skiing and snowmobiling, and it runs past Manotick Station east of the village.
Road cyclists use the quieter rural roads around Manotick and the river routes north toward Ottawa; the City publishes a Manotick cycling route map.
Closer to home, the village streets, Long Island and Mahogany’s pathways make for easy daily walks. If walking and cycling matter to you, it’s worth comparing a home in the village core with one on an estate lot. See the Manotick village core.
The Rideau is a busy navigation channel in summer, used by everything from kayaks to cruisers. Paddlers can launch from accessible docks such as the one at Chapman Mills, and many riverfront homeowners keep a canoe or kayak at their own dock.
A few safety basics: swimming isn’t permitted at Chapman Mills, the river carries boat traffic, and paddlers should carry proper safety gear and know the hazards around locks and dams. Fishing is popular from shore and from boats; check provincial licensing rules before you fish.
If owning a dock or boathouse is part of your plan, read our floodplain and shoreline rules guide first, since docks and in-water work can need Parks Canada and conservation authority approval. For river homes, see Manotick waterfront homes.
Access to the river and green space shows up in value. Homes with river frontage or views command the biggest premium, and homes within walking distance of the village, the river parks or Mahogany’s green spaces tend to attract more family and downsizer buyers.
When you look at a home, think about how you’ll actually use the outdoors: walking to the river, launching a kayak, cycling the pathway or skiing in winter. Then compare areas. The village core and Long Island put the river at your door; the estate areas offer privacy and trees; Mahogany offers newer parks and pathways.
See the Manotick real estate market guide for each area, or browse Manotick homes for sale.
Manotick doesn’t shut down in winter. The arena hosts skating and hockey, the Osgoode Link Pathway is open for cross-country skiing and snowshoeing, and the village’s streets and parks make for good winter walks.
Stay off river ice unless it’s officially cleared and tested. The Rideau carries current, and conditions near locks, dams and bridges can be dangerous even in deep cold.
The river, wetlands and woodlots around Manotick are good for birding year-round, especially during spring and fall migration. Chapman Mills’ boardwalk and the riverside parks are easy places to start, and the Ottawa Field-Naturalists’ Club runs outings across the Ottawa region.
The Rideau Valley Conservation Authority manages conservation areas and runs stewardship programs along the river, including shoreline projects for landowners. If you own river frontage, a naturalized shoreline helps reduce erosion and supports wildlife.
If outdoor life is a priority, think about how you’ll use it day to day. A short walk to the river every evening suits some buyers better than a large lot they have to maintain.
The Manotick Village and Community Association is a good source on local events and community projects, including those involving the village’s parks and green spaces.
Beyond the parks, Manotick’s outdoor life includes golf courses in and around the village and a strong boating culture on the Rideau. Many residents keep a boat at their own dock or at a nearby marina during the navigation season, and the river connects north toward Ottawa and south through the locks toward Kars and Burritts Rapids.
Community sports run through the arena, the community centre and local clubs, from minor hockey to adult recreational leagues. The City’s recreation programs list registration dates, which can fill quickly.
Not every outdoor space suits every visitor. Chapman Mills Conservation Area is wheelchair accessible, with a boardwalk, an accessible paddling dock and accessible washrooms. The Long Island Locks have wheelchair-accessible washrooms and picnic areas. The village’s sidewalks and short distances make the core easy to explore for older residents and families with strollers.
If accessible outdoor space matters to you, it’s worth factoring into where you buy. Homes in the village core and Mahogany offer the easiest walking access to parks and pathways, while estate and rural homes offer more private space on your own land.
Whatever stage of life you’re at, the combination of river, parks and trails is one of the main reasons people choose Manotick, and one of the reasons they tend to stay.
The best way to discover Manotick’s outdoor spaces is simply to spend a weekend exploring them. Walk the village and Long Island in the morning, visit the locks and Chapman Mills in the afternoon, and finish with a ride or a stroll on the pathway. By the end of the day, you’ll know which part of the village suits the way you like to spend your time outdoors, and that’s a useful guide when you start looking at homes.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
