Manotick Station and Rideau Forest sit east of the Rideau River from Manotick village, in what MLS® calls area 8005, Manotick East to Manotick Station. The area is mostly estate homes on large wooded lots, led by the Rideau Forest neighbourhood, plus rural properties and the small historic community of Manotick Station. Nearly all homes here run on a private well and septic.
Buyers come here for privacy, trees and space, with the village, St. Mark Catholic High School and the airport all a short drive away. This guide covers the history of Manotick Station, what Rideau Forest and the surrounding estates are like, what to check before you buy and who the area suits.
For the whole village, see the Manotick village guide. For all five MLS® areas, see the Manotick real estate market guide.
Manotick Station grew up around a railway stop, not the river. The Bytown & Prescott Railway, chartered in 1850 and later part of the Canadian Pacific Railway, ran east of the village, and according to Ontario railway station records, the line operated past Manotick from 1854 to 1998.
The original station stood on the south side of Mitch Owens Road, just east of Manotick Station Road, well away from the milling village on the river. A small community formed around it and kept the name. The last station building, built around 1925 and used until 1970, was later moved a short distance along Mitch Owens Road and is now a private home.
The old rail line lives on as the Osgoode Link Pathway, a 21-kilometre stone-dust trail opened in 2011 from Leitrim Road to Osgoode. It’s open to cycling, walking, horseback riding, cross-country skiing and snowmobiling.
Rideau Forest is an estate neighbourhood east of the village, across the Rideau River from the core. It’s known for large custom homes set well back on heavily wooded lots, many behind long driveways.
The setting is the draw: mature forest, privacy from neighbours and quiet roads, while still a short drive from Manotick’s shops and schools. Homes are mostly large executive two-storeys and custom bungalows on generous lots.
Elsewhere in area 8005 you’ll find other estate subdivisions, older country homes and some acreage. If you’re comparing estate settings, see our guide to Manotick estate homes and acreage.
Large wooded lots on private services bring their own checklist. My background in the construction and electrical trades shapes it.
See our guides to well water systems, septic systems and buying a rural property.
The east side is close to two of Manotick’s schools. St. Mark Catholic High School is on Dozois Road, and the village’s elementary schools are a short drive across the river. Confirm the schools for any address with the OCDSB school locator and the Ottawa Catholic School Board. Our Manotick schools guide covers each pathway.
Daily life is car-based. The village core is a short drive west for shopping and dining, and Barrhaven and Riverside South are within easy reach for larger errands. The Ottawa International Airport is a short drive north, a plus for frequent travellers.
For outdoor time, the Osgoode Link Pathway runs through the area, and the Rideau River and the village parks are close by.
East-side buyers are typically move-up families who want space and privacy, professionals who travel often and value the airport access, and buyers coming from other estate markets such as Greely, Dunrobin or Carp.
Estate homes here are hard to price because few sell and no two are alike. A comparative market analysis needs to look back 12 to 24 months and adjust for lot size, tree cover, house size and finish, pools, garages and the condition of the well, septic and roof.
Browse current Manotick homes for sale, see our Manotick home value guide, or request a free home evaluation.
The forest is the reason most buyers choose this side of the river, and it comes with its own upkeep.
Nature lovers will find good company locally. The Ottawa Field-Naturalists’ Club runs outings across the region, and the Rideau Valley Conservation Authority manages conservation areas along the river.
Most estate homes here run on a private well and septic, so read Ontario’s private well guidance and check septic records with the Ottawa Septic System Office. Heating fuel varies from home to home, so ask for a year of bills.
Internet options vary by address on rural and estate roads. Check the federal High-speed Internet for all Canadians site and ask the seller what they use. Our Manotick water and septic guide explains servicing across the village.
Buying on the east side of the river has a few quirks worth knowing.
Financing a higher-priced estate home also takes planning. Rules on down payments, insured mortgage limits and stress-test qualification tighten as price rises; the Financial Consumer Agency of Canada explains the current rules.
Lot sizes and boundaries vary across Rideau Forest and the east side, so confirm them for any property on the survey and with the City.
Large estate homes on wooded lots have more systems and more upkeep than a suburban home, so these answers shape your budget for the first few years of ownership. Clear records support the price; gaps should be reflected in your conditions. Your inspector can help you decide which answers need a closer look before your offer becomes firm, and your insurer can tell you whether any of them affect coverage or premiums.
Because so few homes on this side of the river come up for sale in any given year, it pays to know what you want before one appears. Decide on your priorities for lot size, privacy, house size and commute ahead of time, have your financing pre-approved and line up your inspector, so you can move quickly when the right home lists.
Most buyers here are moving up from a suburban home, so the purchase depends on a sale. The biggest risk is timing, not price. My job is to help you avoid a timing mistake first, then get you the best price. See selling and buying at the same time.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
