Your Westboro home value is set by what buyers have recently paid for similar homes on similar streets, adjusted for your lot, your home’s condition and updates, and where it sits in the neighbourhood relative to Richmond Road, the river and the schools. In Westboro, one more factor matters more than almost anywhere in Ottawa: whether your lot could support a new infill home, because builders compete with families for the right properties.
That is why online estimates and your property tax assessment are often far off here. This guide explains what really drives value in Westboro, how a proper comparative market analysis works, and what you can do before listing to sell for more. When you are ready for a number, request a free home evaluation. For the wider neighbourhood picture, see the Westboro real estate and neighbourhood guide.
Westboro’s original lots vary a lot in width and depth. A wider or deeper lot can be worth significantly more, not only because of the yard but because a builder may be able to replace the house or split the lot. Ottawa’s new Zoning By-law 2026-50 allows more homes on many residential lots, and most of it is now in force, with some provisions still under appeal, according to the City’s zoning project page. If your lot has development potential, that belongs in your price.
Streets north of Richmond Road toward the river and Westboro Beach, quiet blocks within walking distance of Broadview Public School and Nepean High School, and homes a short walk from the future Westboro O-Train station all attract strong interest. Homes on busier roads or close to Carling Avenue are priced differently. Our guide to Westboro’s neighbourhoods explains how each pocket differs.
Buyers of older Westboro homes look closely at wiring, plumbing, the sewer lateral, the foundation and the roof. Knob-and-tube wiring, a lead water service or an undersized electrical panel can reduce what buyers will pay, or reduce the number of buyers who can get insurance and financing. A well-documented history of upgrades does the opposite.
Character homes, post-war bungalows, modern infill semis and condos each have their own buyer pool and their own comparable sales. Pricing a renovated 1930s home against a new infill semi on the next street will give you the wrong answer. The same applies across neighbourhood lines: a 1950s bungalow in Carlingwood, a few minutes west, trades in a different range from a similar house closer to Richmond Road.
Many Westboro homes appeal to two different buyers at once. A family looks at the house: the layout, the kitchen, the school catchment. A builder looks at the land: frontage, depth, zoning, trees and servicing. For an older bungalow on a good lot, the land value can set the floor on your price even if the house needs work.
Selling well means presenting your home to both groups. That can include having lot dimensions and a survey ready, a summary of the zoning that applies to the lot from geoOttawa, and notes on any large trees, since the City’s Tree Protection By-law affects what a builder can do. It also means pricing so neither pool overlooks you.
Not every home is a candidate. A recently renovated or newer home is almost always worth more as a house than as land. The point is to know which pool sets your price, and to market accordingly.
Automated online estimates rely on broad averages. They cannot see your lot’s development potential, whether your house has been rewired, or that your street backs onto a park. In a neighbourhood as varied as Westboro, that can make them wrong by a wide margin in either direction.
Your property tax assessment from MPAC is not a market value either. Ontario has postponed province-wide reassessment for several years, so assessed values can lag well behind what homes actually sell for. Our guide to MPAC assessed value vs market value and home appraisal vs market value explain the differences.
A comparative market analysis is the most reliable way to estimate what your home will sell for. For a Westboro property, a good one includes:
The Ottawa Real Estate Board publishes monthly market statistics for the city, and the Canadian Real Estate Association tracks national trends. These set the context, but your home’s value comes from the specific comparable sales. Our Ottawa market update summarizes the latest board-wide figures.
For an older home, a pre-listing inspection tells you what buyers will find before they find it. Addressing a safety issue such as active knob-and-tube wiring, or documenting that it has already been replaced, removes a reason for buyers to discount. If your home has a lead water service, the City’s Lead Pipe Replacement Program offers help with replacement.
Not every renovation pays back. Fresh paint, repaired flooring, updated lighting and a clean, uncluttered layout usually return more than they cost. A new kitchen right before selling often does not. Read should I renovate before selling? and the best return on renovations before you start.
Westboro buyers expect polished marketing. Professional photography, a floor plan and proper staging make a measurable difference, and for character homes, highlighting original details alongside documented upgrades tells the right story.
Spring usually brings the most buyers, but less competition from other listings in fall and winter can work in your favour. Interest rates, set by the Bank of Canada, affect what buyers can afford and how many are active. See the best time to sell in Ottawa for the seasonal pattern.
If you own a Westboro condo, the factors are different from a house. Buyers compare units on total monthly cost, so high fees, or fees that do not include utilities other buildings include, reduce what they will pay. Owned underground parking and a locker add noticeable value. Floor level, exposure and views matter, particularly river views from upper floors on the north side of Richmond Road.
The building’s health matters just as much as the unit. A well-funded reserve, a recent reserve fund study and no pending special assessment reassure buyers, while a large upcoming project can hold prices back until it is completed and paid for. Distance to the future Westboro O-Train station is likely to become a bigger factor once service starts. Our Westboro condos guide and selling a condo in Ottawa explain how to present these strengths to buyers.
Your home value is only part of the picture. What you take away depends on your mortgage payout and any prepayment penalty, legal fees, adjustments, moving costs and commission. Our home sale net proceeds calculator and guide to the cost of selling a home in Ottawa help you estimate the final number.
Jason offers a 1% Listing Commission, charged on the final sold price, with buyer brokerage commission handled separately. On a Westboro home, that difference can be substantial. Ask him to walk you through the exact numbers for your property.
The Real Estate Council of Ontario explains what to expect from a listing agreement and your rights as a seller. Read our guide to the listing agreement in Ontario before you sign one.
Many Westboro sellers are moving up to a larger home, moving into a condo, or leaving the city. Knowing your home value early lets you plan the purchase side with confidence. If you are downsizing, read downsizing in Westboro. If you are buying and selling at once, read selling and buying a home at the same time.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!Posted on Google![]()

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Jason recently helped me and my family find a home and we were extremely happy with our experience. He did everything he could to secure us the best property, was always readily available and had a lot of knowledge on the house buying process. My family would highly recommend him.
The most reliable way is a comparative market analysis based on recent sales of similar homes on similar streets, adjusted for your lot, condition and updates. A local REALTOR® can prepare one for free.
Online estimates use broad averages and cannot see your home’s condition, updates or lot potential. In a varied neighbourhood like Westboro, that can make them wrong by a wide margin.
No. Ontario has postponed province-wide reassessment for several years, so MPAC assessed values can lag well behind current sale prices.
Yes. A wider or deeper lot can add significant value, especially if it could support a new infill home under the City’s zoning rules.
It can, because some buyers cannot get insurance or will discount for the cost of replacing it. Replacing it, or documenting that it has been replaced, removes that objection.
Paint, flooring repairs, lighting, decluttering and fixing safety or system issues usually return more than they cost. Major kitchen or bathroom renovations right before selling often do not.
Jason Polonski’s home evaluation is free and includes an explanation of the comparable sales used and what could increase your price.
