Home Sale Net Proceeds Calculator

Home Sale Net Proceeds Calculator (Ottawa)

Your net proceeds are what’s actually left in your pocket after selling — the sale price minus every cost of selling and the payoff of your mortgage. This calculator estimates your take-home from an Ottawa home sale by subtracting real estate commission, legal fees, your mortgage balance and any prepayment penalty, closing adjustments, and moving costs. Knowing that number early — before you list, and before you commit to your next purchase — is one of the most useful things a seller can do.

Use the calculator below for an estimate, then read on to understand each cost that shapes your final figure.

Selling Your Home for the First Time

What are net proceeds?

“Net proceeds” is the money you walk away with, not the sale price. Sellers often anchor on the sale price and are surprised by the gap between that number and what their lawyer actually deposits after closing. That gap is the sum of your selling costs and your remaining mortgage — sometimes tens of thousands of dollars — so understanding it is essential for planning your move and your next purchase.

The formula is simple: Sale price − selling costs − mortgage payoff = net proceeds. The detail is in the costs, which the calculator and the sections below break down.

An estimate for planning only — not a closing statement. Your lawyer produces the exact figures at closing. This is your pre-tax cash from the sale; for most people selling their own home no capital gains tax applies. Selling a rental or second property? Any taxable gain is handled separately on your return by your accountant.

The costs that come out of your sale price

Several costs stand between your sale price and your net proceeds:

Real estate commission is usually the largest single cost. It’s negotiable and varies by agreement. (My own listing commission structure is noted below.)

Legal fees cover your real estate lawyer, who handles the transfer, mortgage discharge, and closing — typically a modest but real cost, plus disbursements.

Mortgage payoff is the remaining balance on your mortgage, paid off from the proceeds at closing.

Mortgage prepayment penalty may apply if you break a fixed-term mortgage early; the Financial Consumer Agency of Canada explains how these penalties are calculated, and they can be significant on a fixed mortgage.

Closing adjustments true up prepaid items like property taxes or utilities between you and the buyer.

Moving and preparation costs — movers, staging, pre-sale repairs, cleaning — round out the picture.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a 1% listing commission, charged on the final sale price; the buyer-side commission is separate. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

How to use the calculator

Enter your best estimate for each field. For the sale price, use a realistic figure based on your home’s market value — a comparative market analysis gives you that, rather than a hopeful guess. For the mortgage balance, use your current payout amount (your lender can confirm it). For commission and legal fees, use the figures from your agreement, or reasonable estimates to start.

The result is your estimated net proceeds. Treat it as a planning tool: adjust the inputs to see how a higher or lower sale price, or a mortgage penalty, changes your take-home. When you’re ready for precise numbers, your agent and lawyer refine them.

One thing the calculator can’t know is your individual tax situation. It gives you the cash left after costs and mortgage — not an after-tax figure. For most people selling their own home, no capital gains tax applies, so net proceeds and after-tax proceeds are the same.

But if you’re selling a rental or second property, a portion of the gain may be taxable, and that tax comes out separately, on your return, not at closing. So read the calculator’s output as your pre-tax cash from the sale, and treat any tax on an investment property as a separate line your accountant handles. For the ordinary homeowner, that distinction doesn’t change the number; for an investor, it’s important to keep in mind.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing on qualifying purchases (conditions apply). You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Mortgage payoff and prepayment penalty

The mortgage piece deserves attention because it’s where surprises hide. If you’re porting your mortgage to a new home or your term is ending, a penalty may not apply. But if you’re breaking a fixed-rate mortgage mid-term, the prepayment penalty can be substantial — often calculated as the greater of three months’ interest or an interest rate differential amount. Ask your lender for the exact payout figure, including any penalty, before you finalize your plans, and see the FCAC guidance on how penalties work. General homeowner cost information is also available from CMHC.

Because the penalty can swing your net proceeds meaningfully, it’s worth pinning down early — especially if you’re relying on those proceeds for a down payment on your next home.

Net proceeds vs profit vs capital gains

These three get confused, so it’s worth separating them. Net proceeds is simply the cash left after costs and mortgage payoff — what your lawyer deposits. Profit compares that to what you originally paid and invested, telling you how much you actually gained on the home. Capital gains is a tax concept — the gain that may be taxable, which for most people selling their own home is fully exempt under the principal residence exemption.

The calculator on this page gives you net proceeds, not a tax figure. A sale can produce strong net proceeds and still owe no tax (your own home) or, in the case of a rental or second property, produce a taxable gain — a tax question for your accountant, with general rules on the Canada Revenue Agency site. Keeping the three ideas distinct prevents the common error of assuming net proceeds and taxable gain are the same thing; they’re not.

Reviewing and Negotiating Offers in Ottawa

Common mistakes when estimating net proceeds

A few errors recur. Forgetting that HST applies to real estate commissions in Ontario, which the calculator accounts for. Overlooking a mortgage prepayment penalty on a fixed term, which can be thousands. Anchoring on a hopeful sale price instead of a realistic, comparable-based one — housing data from Statistics Canada and local sales are the reality check. And forgetting the smaller costs — legal disbursements, moving, closing adjustments, pre-sale prep — that quietly add up.

The fix is to estimate conservatively: use a realistic sale price, include every cost, and confirm your mortgage payout with your lender. A slightly cautious net estimate is far better than an optimistic one you build your next purchase around.

Why knowing your net proceeds early matters

Your net proceeds determine what you can afford next. If you’re buying another home, this figure is your down payment and moving budget, so estimating it before you list — not after — keeps your plans realistic and your financing sound. It also prevents the unpleasant surprise of a sale price that looked great but nets far less than expected once the mortgage and costs come out.

For move-up sellers coordinating a purchase, the net proceeds number is the hinge the whole plan turns on. Getting it right early is the difference between a smooth simultaneous transaction and a scramble. Provincial information on closing a property sale is available from the Government of Ontario, and a registered agent works within the standards set by the Real Estate Council of Ontario.

Working with Jason has been an absolute privilege from start to finish. Finding the right realtor can be daunting, but Jason exceeded every expectation. He is remarkably knowledgeable and was extremely punctual and responsive to every question or request we had, no matter the time or the day. What stood out most was his complete sincerity and zero-pressure approach. When we walked through houses, he was transparent, pointing out both the pros and potential red flags instead of trying to make a quick sale. His honest feedback gave us complete confidence in our decision. If you want a dedicated, honest, and highly skilled agent in your corner, look no further than Jason!

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Jason recently helped me and my family find a home and we were extremely happy with our experience. He did everything he could to secure us the best property, was always readily available and had a lot of knowledge on the house buying process. My family would highly recommend him.

A note on commission

Commission is usually the biggest line item, so it’s worth being clear about mine. My listing commission is 1% (the Listing Commission), charged on the final sold price, with buyer-side commission separate. Lower commission means more of your sale price stays in your net proceeds — which is exactly what this calculator is designed to show you. Local market conditions tracked by the Ottawa Real Estate Board, and the comparisons buyers and sellers draw on REALTOR.ca, set the backdrop for what a realistic sale price — and therefore your net — looks like.

Jason Polonski is a full-time Ottawa REALTOR® with Right at Home Realty who helps sellers understand their true net proceeds before they list — so their next move is planned on real numbers — seven days a week across Kanata, Stittsville, Barrhaven, Manotick, and the wider west end. His Bachelor of Commerce from Concordia University, a double major in Marketing and Finance, is exactly the background that makes the money side of a sale clear rather than fuzzy, and his 1% Listing Commission means more of your sale price stays with you.

Drawing on work with hundreds of Ottawa buyers and sellers, Jason turns “what will I actually walk away with?” into a confident, accurate answer. If you’d like a precise net-proceeds estimate for your specific home and mortgage, that’s a quick, valuable conversation before you list.

Home Sale Net Proceeds Calculator (FAQs)

Net proceeds are what you actually keep — the sale price minus all selling costs (commission, legal fees, adjustments, moving) and the payoff of your mortgage, including any prepayment penalty. It’s usually well below the sale price, which is why estimating it early matters.

Start with your expected sale price, then subtract real estate commission, legal fees, your mortgage payoff and any penalty, closing adjustments, and moving and prep costs. The calculator on this page does the math when you enter your figures.

Usually, real estate commission, followed by your mortgage payoff (which isn’t a “cost” so much as settling a debt) and, if you break a fixed mortgage early, a prepayment penalty. Legal fees and moving costs are smaller but real.

Possibly, if you break a fixed-rate mortgage mid-term. The penalty is often the greater of three months’ interest or an interest rate differential amount. If you’re porting your mortgage or your term is ending, a penalty may not apply — ask your lender for the exact payout.

No — it’s a planning estimate. Your lawyer produces the exact figures at closing, including precise adjustments and your confirmed mortgage payout. Use the calculator to plan and test scenarios, then refine with your agent and lawyer.

Because the figure is your real budget for whatever comes next — especially a down payment on your next home. Knowing it early keeps your plans realistic and prevents the surprise of a strong sale price that nets far less than expected.
