Arlington Woods, Ottawa is part of Trend-Arlington, a west Nepean neighbourhood of about 4,700 people (2021 Census) built by Campeau from the 1960s to the 1980s between Greenbank Road and Highway 416, north of West Hunt Club Road. It includes Trend Village, Sheahan Estates and the Estates of Arlington Woods, and it borders the Bruce Pit, one of Ottawa’s most popular off-leash dog areas and trail systems.

About Trend-Arlington

Trend-Arlington is in Knoxdale-Merivale Ward in the former City of Nepean. It runs west of Greenbank Road and east of Highway 416 and Cedarview Road, north of West Hunt Club Road and south of Leslie Park. McClellan Road, which becomes Banner Road at its northern end, is the main street through the neighbourhood.

Three sections, three eras

The neighbourhood was developed by the Campeau Corporation in stages:

  • Trend Village was the first area, built from 1964 to 1968.
  • Sheahan Estates, at the northern tip, was built from 1969 to 1973, with more homes added in 1986.
  • The Estates of Arlington Woods was developed in 1984 and 1985 with larger executive homes.

That staged building means you can find 1960s homes, 1970s homes and mid-1980s executive homes within a short walk of each other.

The 2018 tornado

On September 21, 2018, an EF-2 tornado cut a path through parts of Arlington Woods and neighbouring Craig Henry, damaging many homes. Many were repaired or rebuilt with new roofs, windows and siding. When comparing listings on affected streets, ask what was replaced and when, and check the home’s insurance history.

The Bruce Pit and the Greenbelt

The Bruce Pit is the neighbourhood’s signature feature.

An old quarry turned park

Trails beyond the Pit

From the Bruce Pit, Greenbelt trails connect south and west toward Stony Swamp, with longer routes for walking, running, cycling and cross-country skiing. The Stony Swamp Conservation Area is the largest forested area of the Greenbelt.

Parks inside the neighbourhood

Trend-Arlington has five parks. The largest, Trend-Arlington Park, has football and soccer fields, the Trend-Arlington Tennis Club and a bike path. There’s also a small park on Banner Road. The Ben Franklin Soccer Dome, opened in 2007 at Knoxdale and West Hunt Club, has two indoor fields, a gym and meeting space.

Homes in Arlington Woods and Trend Village

Trend Village: 1960s homes

Trend Village’s 1964 to 1968 homes are mostly bungalows, split-levels and modest two-storeys. They offer a lower entry point into the neighbourhood and appeal to first-time buyers and renovators.

Sheahan Estates: 1970s and 1980s family homes

Sheahan Estates has 1970s split-levels and two-storeys and a newer 1986 section. These homes typically have three or four bedrooms, attached garages and family rooms.

Estates of Arlington Woods: 1980s executive homes

The Estates of Arlington Woods has larger executive homes from 1984 and 1985, generally with double garages, bigger floor plans and larger lots than the older sections. These are often the most expensive homes in the neighbourhood.

What to check

  • 1960s homes: panel and wiring, plumbing, the water service line, insulation, windows and roof.
  • Late-1960s and 1970s homes: whether the home has aluminum branch wiring, and if so whether connections have been remediated; the Electrical Safety Authority explains the options.
  • 1980s homes: now 40 years old, so roofs, windows, furnaces and air conditioners may be due.
  • Every home: a radon test after you move in, as Health Canada recommends.

A mix of long-time owners and young families

Many original owners from the 1960s to the 1980s are now downsizing, and their homes are being bought by young families who renovate them. Schools

Trend-Arlington has been served by Knoxdale Public School and Sir Robert Borden High School, which now serves grades 7 to 12 after Greenbank Middle School closed in 2017. The neighbourhood has Arlington Woods Free Methodist Church and St. Mary Coptic Orthodox Church on Greenbank Road, with synagogues, mosques and other churches a short drive away in Craig Henry, Centrepointe and Bells Corners.

Shopping

A neighbourhood shopping plaza covers daily needs, with larger stores along Greenbank, at Hunt Club and Merivale, and at College Square and Bayshore.

Commuting From Arlington Woods

Highway access

Arlington Woods has some of the best highway access in Nepean. Highway 416 is right on the western edge via West Hunt Club, which connects north to Highway 417 and Kanata, and south toward Barrhaven and Highway 401. Kanata’s business parks are typically about 15 minutes away by car, and downtown about 20 minutes outside rush hour.

Transit

Buses run along Greenbank Road toward Baseline Station, which is on the O-Train extension to Algonquin College. Check OC Transpo for current routes and the rail opening timeline.

Barrhaven next door

Life at the edge of the Greenbelt

Living next to the Greenbelt means more wildlife than in most urban neighbourhoods. Deer, foxes and wild turkeys are regular visitors, which many residents enjoy, but it’s worth fencing gardens and being careful with pets at dusk and dawn. The trade is well worth it for most buyers: few Ottawa neighbourhoods let you step from your street onto kilometres of forest trails within minutes, while still being 20 minutes from downtown.
