Manotick suits estate buyers who want a historic village core and the Rideau River nearby, with a mix of village, waterfront and estate homes. Greely suits estate buyers who want a quieter rural-suburban setting along Bank Street, with large estate lots, newer family subdivisions and private lake communities, mostly on private well and septic. Both are about 25 to 35 minutes from downtown Ottawa.
Manotick and Greely are the south end’s two main estate markets, and buyers looking for space often compare them directly. This guide covers homes, lots and servicing, schools, commute, lifestyle and which suits whom.
For each community on its own, see the Manotick village guide and our Greely guide.
| Manotick | Greely | |
|---|---|---|
| Location | On the Rideau River, south of Barrhaven and Riverside South | Along Bank Street, south of Findlay Creek, in Osgoode Ward |
| Centre | Historic village core around Watson’s Mill | Smaller village centre |
| Housing | Century homes, bungalows, estate homes, waterfront, newer Mahogany homes | Estate lots, newer family subdivisions, private lake communities |
| Servicing | Mix: city services in Mahogany and much of the core; well and septic in estate and rural areas | Mostly private well and septic |
| Water | Rideau River and Rideau Canal | Private lake communities |
Both communities offer estate homes on large lots, but the mix differs. Manotick’s estate areas, such as Rideau Forest east of the river, sit alongside a historic village, river properties and the newer Mahogany community. Greely leans more toward estate lots and newer family subdivisions, with private lake communities a distinctive option.
Based on historical MLS® sales data, Manotick’s average sale price has stayed above $1 million every year since 2020. The Ottawa Real Estate Board doesn’t publish neighbourhood-level prices, so for any specific home, compare recent sales of similar homes in each area.
When comparing estate homes, look at lot size and tree cover, house size and age, outbuildings, pools and the condition of the well, septic and roof. See Manotick estate homes and acreage and Manotick Station and Rideau Forest, and browse Manotick homes for sale and Greely homes for sale.
In both communities, most estate homes run on a private well and septic. That means water testing, septic pumping and eventual septic replacement, plus snow clearing and grounds care on large lots. See our guides to well water systems and septic systems.
Manotick’s difference is that some areas, including Mahogany and much of the village core, have city water and sewer, so buyers who want village life without a well and septic have an option. See our Manotick water and septic guide.
Septic approvals for both are handled by the Ottawa Septic System Office, and Ontario’s private well guidance applies to both.
Schools. Manotick has village elementary schools and St. Mark Catholic High School (grades 7 to 12). Greely is served by its own local schools. Confirm boundaries for any address with the OCDSB school locator and the Catholic board. See our Manotick schools guide.
Commute. Both are about 25 to 35 minutes from downtown outside rush hour. Greely is reached via Bank Street, and Manotick via Barrhaven or the river corridor. Both are close to the airport. See commuting from Manotick.
Lifestyle. Manotick has more going on in its core: shops, restaurants, Watson’s Mill, the library, Dickinson Days each June and river life. Greely is quieter, with a more rural feel and lake communities.
Also weighing the west end? See Carp vs Manotick and Dunrobin vs Manotick.
Because most estate homes in both communities are on private services, the ongoing costs look similar. The differences are in the details.
Financing matters more as price rises. Rate changes from the Bank of Canada’s policy rate move payments by hundreds of dollars a month at Manotick prices, and down payment and stress-test rules tighten above $1 million. The Financial Consumer Agency of Canada and Canada Mortgage and Housing Corporation explain the current rules.
Both are niche estate markets with smaller buyer pools than a suburb. Manotick’s village core and river frontage give it a broader appeal, while Greely’s lake communities and newer estate subdivisions draw buyers who want a quieter setting. In both, pricing correctly from day one matters, because estate buyers notice when a listing sits.
City-wide conditions affect both. OREB’s August 2026 market report showed a city-wide composite benchmark of $637,700 and active listings up 11.3% year over year, which gives buyers more choice in every community. National trends from the Canadian Real Estate Association are useful background, but local supply decides what your home will sell for.
In Manotick, estate owners are a short drive from a historic village core with shops, restaurants, the library, the arena and Watson’s Mill. Many households build their routines around the village and the river.
In Greely, life is quieter and more rural, with Bank Street providing access to shopping and services in the south end. Private lake communities give some neighbourhoods their own social centre.
Both communities appeal to families who want space, and to empty nesters who want privacy without moving far from the city. Both require a car for nearly everything outside the immediate neighbourhood.
The deciding factors are usually the setting you prefer (river and village, or lake and countryside), the specific home and lot, and where you’ll commute. Spend time in each before you decide, and look at homes in both so you can compare value directly.
For a broader picture of each community, Statistics Canada census profiles show population and household information.
Estate buyers often know within one or two visits which setting feels right. Before you decide, drive each community on a weekday morning to test the commute, visit on a weekend to see how the area feels, and walk the lots you’re considering. Compare the condition of the wells, septic systems and roofs on the homes in your shortlist, because those costs can outweigh small price differences.
If you’re selling a home to buy an estate property, line up the timing first. Estate homes can take longer to find, and a flexible closing on your sale gives you room to wait for the right one. A clear plan for both transactions removes most of the stress from the move.
Whichever you choose, both communities offer the space and quiet that bring most estate buyers to Ottawa’s south end in the first place.
Many buyers weighing these two are moving up from a smaller home in the south end, so the purchase depends on a sale. The biggest risk is timing, not price. My job is to help you avoid a timing mistake first, then get you the best price. See selling and buying at the same time.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
