Downsizing in Constance Bay: Is the River Village Right for Your Next Move?

Downsizing in Constance Bay suits people who want a smaller, easier home with the Ottawa River, sandy beaches and forest trails close by, and who are comfortable driving for health care and shopping. Many homes are bungalows or one-level converted cottages on modest lots, which makes daily life simpler. The trade-offs are distance, winter roads and a private well and septic system to look after.

This guide helps you decide whether Constance Bay fits your next chapter, and how to make the move without stress.

Why downsizers look at Constance Bay

Constance Bay has a lot that appeals to people leaving a larger family home:

  • Water and nature. Public beaches, the river and 147 hectares of trails in Torbolton Forest are part of daily life.
  • Birding. Almost 250 species have been recorded on the peninsula, and Torbolton Forest is the only known breeding site for red-headed woodpeckers in Ottawa.
  • One-level homes. Many homes started as cottages and are single-storey, with no stairs to manage.
  • Smaller lots. Older lots were laid out for summer cottages, so many are easier to maintain than a large rural acreage.
  • Community. A community centre, the Constance Bay library branch, a Royal Canadian Legion branch and a general store give the village a real centre.

For many buyers coming from Kanata, Stittsville or the suburbs, Constance Bay feels like moving to the cottage permanently, without leaving Ottawa.

The trade-offs to weigh honestly

Downsizing should make life easier. Before you commit, think carefully about these four questions.

How far is health care? For most medical care, you’ll leave the village. The closest family health team is the West Carleton Family Health Team in Carp, which offers family doctors, nurse practitioners, a pharmacist, lab services and urgent care. The nearest hospital is Queensway Carleton Hospital in Ottawa’s west end. If you may need home care later, Ontario Health atHome coordinates publicly funded home and community care across the province.

Are you comfortable driving in winter? There’s no regular OC Transpo service in the village. If driving becomes difficult, groceries, appointments and visits get harder. Think about where you’ll be in 10 years, not just next year. My guide to commuting from Constance Bay covers routes and winter driving.

Who will handle the well and septic? Every home relies on a private well and septic system. That means regular water testing, periodic septic pump-outs and, eventually, replacement. Bacterial water testing is free through Public Health Ontario, and contractors handle the rest, but someone has to keep track. My guide to wells, septic and inspections in Constance Bay explains what’s involved.

Is a home on the water a good idea? Riverfront is the dream for many downsizers. But low-lying lots flooded in 2017 and 2019, and dealing with spring flooding is harder in your 70s than in your 40s. A home with a river view on higher ground, or a short walk to a public beach, can offer most of the lifestyle with much less risk. See my guide to Constance Bay flooding.

What to look for in a downsizing home in Constance Bay

When I help downsizers here, we look beyond the view and focus on how the home will work for the next 15 to 20 years:

  • Single-level living with the primary bedroom, bathroom and laundry on the main floor
  • A level entrance or room to add a ramp later
  • A wide shower or space to convert a tub
  • Reliable, low-maintenance heat. Natural gas reached the village in 2005, and many owners prefer it to wood or oil
  • A newer roof, panel and septic system, so big repairs don’t land in your first years
  • Backup power for longer rural outages
  • A manageable lot, ideally without a long driveway to clear

Many one-level homes here are converted cottages, and conversion quality varies a lot. My background in construction and the electrical trades helps me spot the difference between a home that’s ready for the next 20 years and one that needs work. My guide to cottage conversions in Constance Bay explains what to check. The CMHC also has useful guidance on adapting a home as you age.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

The money side of downsizing

Downsizing from a larger Ottawa home to Constance Bay can free up equity. Before you count on it, look at the full picture:

  • Sale proceeds from your current home, after commission, legal fees and moving costs
  • The purchase price plus Ontario land transfer tax and closing costs
  • Rural running costs such as insurance, heating, well and septic upkeep, and driving

If you own a cottage as well as a home, or are thinking of keeping your current home as a rental, tax rules matter. The Canada Revenue Agency’s guidance on the principal residence exemption explains how only one property can be designated per year. I’m a REALTOR®, not a tax advisor, so please verify your situation with your accountant, because rules change.

On the selling side, my 1% Listing Commission on the final sold price can make a real difference to what you take into your next home. Here are the details of my 1% Listing Commission. Start with an accurate home evaluation so your budget is built on real numbers.

Timing the move: sell first or buy first?

This is where most downsizers feel the stress. Sell first, and you may need somewhere to stay. Buy first, and you may carry two homes. Constance Bay adds a twist: there aren’t many listings at any one time, so the right home may appear before you’re ready.

My job is to help you avoid a timing mistake first, then get the best price second. We plan the sale and the purchase together, with closing dates that line up, a backup plan and, where it makes sense, bridge financing. For the broader process, see my guide to downsizing in Ottawa.

Is Constance Bay right for you? Compare the alternatives

If Constance Bay feels too remote, nearby villages offer different balances:

A downsizer’s viewing checklist for Constance Bay homes

When you walk through a home, picture yourself living there in 10 or 15 years, not just next summer. I bring this checklist to every downsizer showing:

  • Can you get from the car to the front door without steps, or with very few?
  • Are the primary bedroom, a full bathroom and the laundry all on the main floor?
  • Is there room for grab bars and a walk-in shower?
  • Are doorways and hallways wide enough to stay comfortable if mobility changes?
  • How is the home heated, and could you manage it without hauling wood or oil?
  • How long is the driveway, and who will clear it in winter?
  • How old are the roof, panel, heating system and septic system?
  • Is there a generator or a plan for longer power outages?
  • How far is it to the West Carleton Family Health Team in Carp and to Queensway Carleton Hospital?

A home that scores well on most of these will be easier to live in for many years. A home that fails several may still work, but go in with a renovation budget and a clear plan.

Staying connected in a small village

One worry downsizers raise is isolation. Constance Bay has more community life than many people expect. The community centre, the library branch, the Royal Canadian Legion branch and the chapel all bring people together, and volunteers run much of village life through the Constance and Buckham’s Bay Community Association.

Shared interests help too. Birders, paddlers and walkers find each other quickly in a place built around the river and the forest. The Ottawa Field-Naturalists’ Club runs outings across the region, a natural fit for anyone who moves here for the birds.

Think about family and friends as well. If your children or grandchildren live in Kanata or Stittsville, Constance Bay keeps you within a reasonable drive. If they live in Orléans or Barrhaven, visits take longer, and that matters more as the years go on.

Planning to stay put for the long run

Many downsizers want this to be their last move. If that’s your goal, plan for it from the start. Choose a home that already has single-level living, or one where a main-floor bedroom and bathroom are realistic to add. Budget for small changes early, like grab bars, better lighting and a step-free entrance, rather than waiting until they’re urgent.

Ask your family to be part of the conversation, too. A clear plan for transportation, help with snow and yard work, and a backup for medical appointments makes Constance Bay a much more comfortable long-term choice.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
