CONSTANCE BAY REAL ESTATE

Commuting from Constance Bay: Routes, Drive Times and Transit

Commuting from Constance Bay means driving. The village is about 25 kilometres northwest of Kanata, with no regular OC Transpo service. Plan on roughly 25 to 35 minutes to the Kanata North tech park and about 45 minutes to an hour to downtown Ottawa in rush hour. Those times depend on weather and traffic.

If you work in Kanata or work from home most of the week, Constance Bay is very livable. If you need to be downtown five days a week, it’s a long drive, and you should test it before you buy.

The main route out of Constance Bay

Almost every commute starts the same way: Constance Bay Road south out of the village to Dunrobin Road, then east toward March Road. From there:

  • To Kanata North (March Road and Terry Fox Drive area): follow March Road south. This is the shortest and most predictable commute from the village.
  • To Highway 417: continue south on March Road to the 417, then east toward downtown or west toward Arnprior.
  • To Carp and the Carp Road corridor: head southwest through Dunrobin toward Carp.

Constance Bay Road is the main way in and out of the village today. The City’s Constance Bay secondary plan calls for a second access road toward Kilmaurs Side Road, mainly for emergencies. Until it’s built, anything that blocks Constance Bay Road, such as a collision or a downed tree, affects most of the village.

Approximate drive times from Constance Bay

DestinationTypical driveNotes
Kanata North tech park25–35 minVia Dunrobin Road and March Road
Kanata Centrum / Hazeldean shopping30–40 minVia March Road and the 417
Carp village20–30 minRural roads, light traffic
Queensway Carleton Hospital35–45 minVia March Road and the 417
Downtown Ottawa45–60 minLonger in winter storms and peak traffic

These are approximate and depend on season and time of day. Before you buy, drive the route at the time you’d actually commute, ideally on a weekday morning in winter. Check road conditions on Ontario 511 and the City of Ottawa traffic map before you head out.

Is there public transit in Constance Bay?

Not in the way city residents are used to. There’s no regular OC Transpo bus route into the village.

OC Transpo runs free rural “Shopper Routes” one day a week. Route 303 runs on Wednesdays from Dunrobin and Carp to Kanata Centrum, Bayshore, Lincoln Fields and Carlingwood, arriving around 10 a.m. and leaving around 2:30 p.m. It isn’t designed for commuting, and it doesn’t list Constance Bay as a stop, so check the current schedule on OC Transpo’s website.

Many commuters drive to a Kanata park-and-ride and take transit from there. Others carpool with neighbours heading to the same tech campus.

Winter driving from Constance Bay

Winter is the real test of a rural commute. Country roads around Constance Bay are open to wind off the river and fields, so blowing snow and drifting can make a 30-minute drive take much longer.

A few habits make a big difference:

  • Use winter tires. They’re not legally required in Ontario, but around here they’re essential, and many insurers offer a discount for them.
  • Leave earlier on storm days and check Ontario 511 before you go.
  • Keep a winter kit in the car: blanket, shovel, booster cables, water and a charged phone.
  • Know a backup route through Dunrobin if March Road is slow.

Working from home in Constance Bay

For many buyers, the commute question is really a remote-work question. If you’re in the office two days a week, a 30-minute drive to Kanata North is easy. If you’re there five days, it adds up.

Internet has improved. In 2023, the federal and provincial governments announced $13 million for Bell fibre to more than 6,400 homes in West Carleton, including Constance Bay. Service varies by street, so confirm what’s available at the exact address before you firm up an offer. Some homes also use satellite or fixed wireless as a backup.

If you work from home, look for a home with a quiet room you can use as an office, a reliable heat source and a backup power plan. Power outages on rural lines can last longer than in the city.

School commutes

Kids in Constance Bay take the bus. Stonecrest Public School in Woodlawn serves Constance Bay from Kindergarten to Grade 8, and all students are bussed. Most then go on to West Carleton Secondary School on Dunrobin Road. The Ottawa Student Transportation Authority manages routes and eligibility. Confirm the school boundaries for any specific address with the board before you buy.

How Constance Bay compares with nearby villages

Constance Bay is further out than Dunrobin, which puts Dunrobin buyers a few minutes closer to Kanata. Carp has easier access to the 417. Fitzroy Harbour is even further west. If commute time is your deciding factor, compare these guides: commuting from Dunrobin, commuting from Carp, and my Dunrobin vs Constance Bay comparison.

Is the commute worth it?

Buyers who are happy in Constance Bay usually made a clear-eyed trade: a longer drive in return for the river, the forest and more house or lot for the money than they’d get closer in. Buyers who struggle usually underestimated winter or the number of trips they’d make for groceries, sports and appointments.

Before you buy, add up a normal week: work days, school runs, activities and shopping. Then drive it. I’m happy to help you map it out against the homes you’re considering on Constance Bay homes for sale.

What a Constance Bay commute adds up to over a year

Small differences in drive time add up quickly. A 30-minute drive each way, five days a week, for about 46 working weeks is roughly 230 hours a year behind the wheel. Cut that to three office days a week and it falls to about 138 hours.

That’s why I ask buyers how many days they actually go in, not how far the office is. For a hybrid worker heading to Kanata North two or three days a week, Constance Bay is very manageable. For a five-day downtown commute, the hours are significant, and the drive is worth testing in January before you commit.

Fuel and wear count too. A daily round trip to Kanata adds real kilometres to every vehicle in the household, and most Constance Bay families run two cars. Factor fuel, maintenance and insurance into your budget alongside the mortgage.

Where in Constance Bay to live if you commute

Not every Constance Bay address is the same distance from the main road out. Homes closer to Constance Bay Road shave a few minutes off every trip compared with homes at the far end of the peninsula. In winter, a shorter drive on village streets before you reach the main road also means less time on unplowed side roads after a storm.

Driveways matter too. A long, steep or shaded driveway can turn a snowy morning into a 20-minute shovelling job before you leave. When you view homes, look at how the driveway is laid out and who has been clearing it.

Your Constance Bay commute test-drive checklist

Before you firm up an offer, I recommend a real-world test:

  1. Drive from the home to your workplace at your actual start time on a weekday.
  2. Drive back at your actual finishing time. The evening return is often slower.
  3. Try the school run and a typical grocery trip on the same day.
  4. Check how far the home is from Constance Bay Road and the route out.
  5. Look at the route after a snowfall if you can, or ask neighbours how quickly the roads are cleared.
  6. Confirm the internet service at the address if you plan to work from home on other days.

Buyers who do this rarely regret their decision either way. Buyers who skip it are the ones most likely to be surprised by their first winter.

Commuting from Constance Bay compared with living closer in

Buyers often compare Constance Bay with Kanata Lakes, Morgan’s Grant or Stittsville, where the drive to the Kanata North tech park is much shorter. The trade-off is usually space, nature and price. In Constance Bay, the same budget often buys a larger lot, more privacy and the river close by. Closer in, you buy time back every day, along with sidewalks, transit and shops nearby. Neither choice is wrong. The right one depends on how many days you commute and how you want to spend your weekends.

If you’re unsure, rent or stay nearby for a week and commute from Constance Bay as if you already lived there. A week of real mornings and evenings answers the question better than any map, and it’s far cheaper than buying the wrong home.

Commuting with children in Constance Bay

Families often find that the school and activity schedule shapes the week more than the work commute. Public school students ride the bus to Stonecrest Public School in Woodlawn and later to West Carleton Secondary School, so the morning school run is usually covered. Evenings are a different story. Hockey, dance, swimming and music lessons are often in Kanata, which can mean several round trips a week. Before you buy, map out where your children’s activities are and how many drives they add, then decide whether carpooling with neighbours or grouping activities on the same nights makes the schedule realistic.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
