OTTAWA REAL ESTATE

Ottawa Home Affordability Calculator

Use this Ottawa home affordability calculator to find out how much house you can afford — the maximum price a lender would likely support based on your income, debts, down payment and the mortgage stress test. Knowing this number early is what turns house-hunting from guesswork into a plan: it tells you which neighbourhoods and home types are realistic before you fall for something outside your range.

Affordability isn’t just your income. Lenders weigh your existing debts, your down payment, the interest rate, and the carrying costs of the specific home — property tax, heating and condo fees. The calculator applies the standard lending ratios and the stress test the same way a lender would, then adds a real Ottawa price check so the result means something locally.

Estimate only, using standard GDS 39% / TDS 44% guidelines and the mortgage stress test. Lenders vary and this is not a mortgage approval or financial advice. Confirm your real numbers with a mortgage professional. Property tax and heating are estimates — adjust to your target home.

How lenders decide what you can afford (GDS and TDS)

Lenders use two debt-service ratios:

  • Gross Debt Service (GDS) — your housing costs (mortgage principal and interest, property tax, heating, and half of any condo fees) as a share of gross income. The common guideline is around 39%.
  • Total Debt Service (TDS) — all of the above plus your other monthly debt payments (car loans, credit cards, lines of credit). The common guideline is around 44%.

Your maximum affordable payment is whichever limit you hit first. That’s why paying down a car loan or a credit-card balance before you buy can meaningfully raise what you qualify for.

The qualifying rate — why your approval uses a higher rate

Even if you get a great rate, lenders must qualify you at a higher one. You have to show you could carry payments at the greater of your contract rate plus 2% or the minimum qualifying rate (5.25% at the time of writing — confirm the current figure). This is why your “affordable” price is lower than a simple payment calculation suggests. The calculator uses the qualifying rate to size your maximum mortgage, which is exactly what a lender does. For the full explanation of how the stress test works, see the dedicated guide — this page keeps to what it means for your budget.

Down payment rules in Canada (and the insured cap)

Your down payment sets both your minimum and, often, your real ceiling:

  • 5% on the first $500,000 of the price.
  • 10% on the portion from $500,000 to just under $1.5 million.
  • 20% at $1.5 million and above (no default insurance available).

With less than 20% down, you need mortgage default insurance, which adds a premium to your loan and 8% PST payable at closing. Sometimes it’s your down payment — not your income — that caps your price; the calculator flags this when it happens.

Building your down payment is often the real constraint, not your income. A First Home Savings Account (FHSA) and the RRSP Home Buyers’ Plan can help you get there faster, and the federal rules on how much you need for a down payment set your minimum.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

H2: What your budget actually buys in Ottawa

An affordability number is only useful if you know what it buys locally. Ottawa’s prices vary widely by area and home type — a budget that buys a detached home in one suburb might buy a townhome closer to the core. Once you know your maximum, the next step is matching it to real neighbourhoods and inventory. Browse current Ottawa listings, and consider which communities fit both your budget and your life — commute, schools, and the kind of home you want.

Two numbers ultimately shape your result: the income behind the mortgage and the full cost of buying. See what salary you need to buy a home in Ottawa, then read our complete guide to the cost to buy a house in Ottawa — land transfer tax, closing costs and the ongoing expenses this affordability figure doesn’t include.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Affordability for move-up buyers

If you already own, your affordability equation is different: your net proceeds from selling become your down payment, which can significantly raise your next budget. The timing question — buying before you sell — is where bridge financing comes in, letting you use your equity for the new purchase without carrying two mortgages long-term. Working out your sale’s net proceeds alongside this affordability number gives you the full picture of a move-up.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Ottawa Home Affordability Calculator (FAQs)

It depends on your income, monthly debts, down payment, the mortgage rate and the home’s carrying costs. Lenders cap your housing costs at roughly 39% of gross income (GDS), your total debts at about 44% (TDS), and you must qualify at the stress-test rate. Enter your numbers above for an estimate.

There’s no single figure — it depends on your down payment, debts and the price. The calculator works backward from your income to a maximum price, which is the most useful way to see it.

Gross Debt Service is your housing costs as a share of gross income (guideline: ~39%). Total Debt Service adds your other debt payments (guideline ~44%). Lenders use whichever limit you reach first.

You must qualify at the greater of your contract rate plus 2% or the minimum qualifying rate (5.25% at the time of writing). This lowers your maximum mortgage compared with qualifying at your actual rate.

5% on the first $500,000, 10% on the portion from $500,000 to just under $1.5 million, and 20% on $1.5 million or more. Under 20% requires mortgage default insurance.

Usually, yes — your net sale proceeds become your down payment, raising your next budget. If you buy before you sell, bridge financing can cover the gap between closings.
