Phoenix Homes Ottawa: Communities, Models & Prices

Last updated: October 2026 · By Jason Polonski, REALTOR®, Right at Home Realty

Phoenix Homes is the home-building arm of Ottawa’s DCR/Phoenix Group, a land developer since 1988, and has built homes since 1997. It is known for bungalows and two-storey singles on larger lots, especially at Diamondview Estates in Carp. It also builds in Barrhaven, Greely, Findlay Creek and Almonte.

Phoenix suits buyers who want more lot and a quieter setting than a typical suburban phase, especially downsizers who want a new bungalow. This guide covers Phoenix’s communities, models, pricing, the extra due diligence rural and village lots need, and how to time the sale of your current home.

Who Is Phoenix Homes?

DCR/Phoenix began in Ottawa land development in 1988 and launched Phoenix Homes in 1997. The Greater Ottawa Home Builders’ Association credits DCR/Phoenix with more than 5,000 homes in the region. It is a local, family-led company founded by Cuckoo Kochar.

Phoenix’s niche is a little different from the big production builders. Many of its communities are on the edges of Ottawa’s urban area or in villages: Carp, Greely, Almonte. The homes sit on wider lots, and bungalows are a big part of the mix. That makes Phoenix particularly relevant for move-down buyers and families who want space without going fully rural.

Where Phoenix Homes Builds in Ottawa

Diamondview Estates, Carp

Diamondview Estates is Phoenix’s flagship west-end community, in the village of Carp about 15 minutes from Kanata. Phoenix offers bungalows and two-storey singles there on large lots with bigger backyards than you’ll find in Kanata or Stittsville. Mid-2026 listings put bungalows from about $796,000 and two-storey singles from about $839,000, though figures vary by source and lot, so confirm with the sales centre. Phoenix has also offered free finished basements on several plans.

Bungalow plans include the Springfield, with about 1,730 to 1,864 sq. ft., 3 bedrooms and 2 baths. Phoenix models such as the Belfast, Sandalwood and Maplewood have virtual walkthroughs online.

Carp gives you a village main street, the Carp Fair, the Diefenbunker museum and quick access to Highway 417, with Kanata’s shopping and the tech park a short drive away. Read my Diamondview Estates guide, Carp neighbourhood guide, new construction homes in Carp and Carp vs Kanata.

The Junction, Barrhaven West

Phoenix lists The Junction in Barrhaven West among its communities. Ask Phoenix for the current release, home types and pricing, as these change quickly. For the area, see my Barrhaven guide and Barrhaven home builders.

Shadow Ridge, Greely

Shadow Ridge in Greely is Phoenix’s rural-suburban community in Ottawa’s south end, with larger homes on bigger lots. Greely is popular with buyers who want space and a short drive to Riverside South and Barrhaven. Read my Greely guide and Manotick vs Greely.

Almonte and Findlay Creek

Phoenix also builds at White Tail Ridge in Almonte, about 20 minutes west of Kanata, which offers bungalows. In Findlay Creek in south Ottawa, its Pathways community has semis, bungalows and condos.

Phoenix Home Types and Models

Bungalows

Bungalows are Phoenix’s best-known product, offered at Diamondview Estates, White Tail Ridge and Pathways. On a 50-foot lot, a bungalow can have a two-car garage, a main-floor primary suite and a usable backyard. That combination is hard to find new in Kanata or Stittsville. If you’re planning to downsize, read downsizing in Carp and downsizing in Ottawa.

Two-Storey Singles

Larger family plans at Diamondview reach about 4,600 sq. ft. with up to 7 bedrooms, which suits multi-generational households. See my guide to Carp estate homes for the resale alternatives.

Semis, Townhomes and Condos

Phoenix builds attached homes and condos in some communities, such as Pathways in Findlay Creek. Check which home types are available in each community before you visit.

What Sets Phoenix Apart

  • Lot size. 50- to 65-foot lots at Diamondview Estates are well above typical suburban widths.
  • Bungalow focus. More bungalow plans than most production builders, which suits downsizers.
  • Village and edge-of-city locations. Carp, Greely and Almonte give you more space and a quieter setting, with a longer drive.
  • Local ownership. An Ottawa company whose parent group has developed land here since 1988.

Extra Due Diligence on Village and Rural Lots

Lots in villages and on the edge of the city can come with differences you don’t get in a standard suburb. Before signing, confirm:

  • Water and sewer: municipal services, a communal system, or a private well and septic. If it’s a well or septic, read my guides to well water systems and septic systems.
  • Internet and utilities: confirm high-speed internet options and whether natural gas is available on your street.
  • Commute: test your drive at rush hour. Carp to Kanata is easy, but Carp to downtown is a longer commute. See commuting from Carp.
  • Grading and drainage: larger lots mean more grading. From my construction background, I look closely at how water is directed away from the foundation, both at the PDI and in the first spring after closing.
Sell Your Ottawa Home for Just 1% Listing Commission
Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

Phoenix Pricing: What to Budget For

On top of the base price, budget for lot premiums (wider, deeper or backing onto green space), structural options, design upgrades and closing adjustments in the agreement. Those can include utility connections, the Tarion enrolment fee and development charge changes where the contract allows. Ask for the full list of closing charges before you sign. See my guide to closing costs in Ontario.

Get Cash Back When You Buy a Home in Ottawa
Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Deposits, Warranty and HST Rebates

Phoenix enrols every home with Tarion. Diamondview Estates homes are priced above $600,000, so Tarion protects the deposit at 10% of the price, up to $100,000, and delayed closing compensation can reach $7,500. Register your agreement with Tarion within 45 days of signing for the maximum deposit coverage, and look up Phoenix in the HCRA Ontario Builder Directory. My Tarion warranty guide explains the warranty after closing.

Many Diamondview homes are priced near $1 million, where the first-time buyer rebates start to change, so a lot premium or a few upgrades can affect how much relief you get. The rules also changed in 2025 and 2026, including an enhanced rebate announced in March 2026. Have your lawyer check your final price against each rebate; my GST/HST new home rebate guide shows how they stack.

Freehold purchases in Ontario have no cooling-off period, so your lawyer should review the Phoenix agreement before it's firm.

How Buying a Phoenix Home Works

The overall process is standard: pre-approval, lot and plan, legal review, deposits and Tarion registration, design selections, construction, the PDI and closing. With Phoenix, the lot deserves as much attention as the plan. Check servicing, grading, orientation and nearby future development before choosing one, especially at Diamondview Estates. My new home timeline covers each step, and my new home PDI checklist covers the final walk-through.

Buying a New Build? Bring Your Own Agent to the Sales Office

The builder's sales team works for the builder. Jason Polonski works for you: comparing builders and lots, reviewing the agreement's dates and closing adjustments, and walking your pre-delivery inspection with a tradesperson's eye. Builders generally pay the buyer-side commission, so representation usually costs you nothing. Register Jason on your first visit.

Is a Phoenix Home Right for You?

  • Downsizers who want a new bungalow on a decent lot near Kanata.
  • Families who want more yard and a village setting in Carp or Greely.
  • Multi-generational households looking at Phoenix’s larger singles.
  • Kanata and Stittsville owners ready to trade a shorter commute for more space.

Compare Phoenix with the alternatives before you decide: a resale estate home in Carp, Dunrobin or Manotick, or a new single in Stittsville from Tartan, Glenview or Cardel. See Carp vs Manotick and new build vs resale.

Buying a Phoenix Home While Selling Your Current One

Many Phoenix buyers are selling a family home in Kanata, Stittsville or Barrhaven to move to Carp or Greely. I plan the timing first, then the price: we value your home before you sign (what's my home worth), set your listing around Phoenix's firm closing date instead of its first estimate, and arrange bridge financing in advance if the dates might overlap. See selling and buying at the same time.

Why Use Your Own REALTOR® for a Phoenix Home

Phoenix's sales staff represent Phoenix. I represent you, comparing lots and plans, checking servicing and the agreement with your lawyer, tracking deadlines and attending the PDI. On most Ottawa new-home sales the builder pays the buyer's agent, and I confirm that in writing before your first visit. Read do you need a REALTOR® for new construction?

I've helped hundreds of buyers and sellers across Ottawa over more than 15 years, many of them in Carp and the rural west end. My construction and electrical trades background (I hold a technical diploma in Construction Electricity) is especially useful on village and rural lots, where grading and drainage matter more. Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

I highly recommend Jason Polonski, a realtor in Kanata, Ottawa. He truly went above and beyond for me. During a long weekend, he called me and, within just two hours, had an offer to purchase prepared and sent so I could secure the home I had found and fallen in love with. Jason was professional, efficient, knowledgeable, and incredibly pleasant to work with. His rates are very reasonable, and his dedication to his clients is outstanding. If you’re looking for fast, reliable, and friendly service, I would absolutely recommend contacting him.❤️

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.

Phoenix Homes FAQ

Phoenix builds at Diamondview Estates in Carp, The Junction in Barrhaven West and Shadow Ridge in Greely. It also builds at White Tail Ridge in Almonte and Pathways in Findlay Creek.

Phoenix offers 50- to 65-foot lots at Diamondview Estates in Carp, wider than most new suburban lots in Kanata or Stittsville. Homes range from about 1,691 to 4,611 sq. ft.

Recent listings put Phoenix bungalows at Diamondview Estates from about $875,000, with two-storey singles from about $899,000. Lot premiums, upgrades and closing adjustments are extra, so ask for the current price list.

Phoenix Homes launched in 1997 as the home-building arm of DCR/Phoenix Group, an Ottawa land developer since 1988. The Greater Ottawa Home Builders’ Association credits DCR/Phoenix with more than 5,000 homes in the region.

Servicing depends on the community and phase, so confirm water, sewer, natural gas and internet for your specific lot before you sign. If a lot uses a private well or septic system, plan for testing and maintenance.

You don’t need one, but Phoenix’s sales staff represent the builder. In most Ottawa new-home sales the builder pays the buyer’s agent, so your own representation usually costs you nothing extra if your agent is registered on your first visit.
