CARP REAL ESTATE

New Construction Homes in Carp, Ontario

Last updated: September 2026

New homes in Carp are available in a few communities. The two largest are Diamondview Estates, where Phoenix Homes and Mattino Developments offer townhomes, bungalows and two-storey singles on larger-than-suburban lots, and Huntley Chase, where Patten Homes builds bungalows and two-storey homes on estate lots of roughly 1.5 to nearly 3 acres. Buyers signing an agreement between April 1, 2026 and March 31, 2027 may also qualify for Ontario’s enhanced HST rebate on new homes, which can make a significant difference to the price. Smaller projects include Huntley Hollow, a rental community of bungalow townhomes and apartments in the village, and Arbourbrook Estates, a small estate-lot subdivision between Carp and Stittsville.

This guide covers Carp’s new-home communities, the rebates and warranty, and what to check before signing with a builder.

Where Are New Homes Being Built in Carp?

Diamondview Estates

Diamondview Estates is Carp’s largest new-home community. It launched in 2017, and its developer, Sheldon Creek Developments, describes a master plan of about 800 homes over multiple phases. Homes have been built by Phoenix Homes, Mattino Developments and Sheldon Creek Homes.

  • Home types: townhomes, bungalows and two-storey single-family homes
  • Lots: mostly 50 to 65 feet wide, with some larger lots in later phases backing onto Carp Creek
  • Setting: described by its builders as a community nestled in nature, with walking paths beside a tributary of the Carp River, a short drive from Kanata, Tanger Outlets and the Kanata tech park
  • Servicing: according to the developer, the community has its own water services and a private sewage treatment plant, rather than individual wells and septic systems
  • Nearby: Carp village‘s cafés, creamery, brewery and the Diefenbunker

Diamondview gives buyers new construction with a village feel. It’s one of the few places near Ottawa where you can buy a new townhome or single-family home beside a small rural village rather than in a large suburb. Ask the builders how the community’s shared water and sewage systems are operated and paid for, along with lot premiums, phases and occupancy dates, since these change as the community builds out. The Diamondview Estates guide covers the community in more detail.

Huntley Chase

Huntley Chase is a newer estate-lot community by Patten Homes, off Carp Road south of the village, launched in 2023. It offers bungalows and two-storey homes of about 1,900 to 2,900 square feet on lots of roughly 1.5 to nearly 3 acres, with quick access to Highway 417, Kanata and Stittsville.

Estate-lot new builds combine modern construction with the space and privacy of a country property. Like most rural homes, they’re likely to rely on a private well and septic system, so ask the builder how those are designed, installed and warrantied. The guide to Carp estate homes covers what to expect from this type of home.

Huntley Hollow

Huntley Hollow, by Inverness Homes, is on about 20 acres off Langstaff Drive, beside the Carp fairgrounds in the heart of the village. It’s a rental community planned for about 209 homes: bungalow townhomes and a low-rise apartment building. The project was first proposed as a community aimed at the 55-plus market, and the homes are offered for rent, not for sale, with bungalow townhomes advertised from about $3,400 a month. Check current rents and availability directly with the builder. For downsizers who want a new, single-level home within walking distance of the village, it’s one of the few options near Ottawa. See downsizing in Carp.

Arbourbrook Estates

Arbourbrook Estates, by Metric Homes, is a small estate subdivision off Carp Road near Richardson Side Road, between Carp and Stittsville. Its first phase of 12 lots, launched in 2023, ranges from about 1.3 to 3 acres, and buyers can choose from Metric’s plans, bring their own, or combine the two. Contact the builder for current availability.

Village New Builds vs Estate-Lot New Builds

A new build in or near the village (such as Diamondview Estates) suits you if you want:

  • A lower price point, including townhome options
  • A smaller lot with less upkeep
  • To be close to the village’s shops, school, library and health centre
  • A neighbourhood feel with other young families and downsizers

An estate-lot new build (such as Huntley Chase or Arbourbrook Estates) suits you if you want:

  • Space and privacy, with room for a pool, shop or large yard
  • A country setting with modern construction
  • To accept a well, septic and a longer driveway in exchange for land

The Carp community guide explains the village and countryside in more detail.

What HST Rebates Apply to New Homes in 2026–2027?

New homes are subject to HST, and in 2026 both levels of government have expanded rebates. Builders usually show prices with rebates already assigned to them, so understand exactly which rebates are built into a price before you compare.

Ontario Enhanced New Housing Rebate

According to the Canada Revenue Agency’s guidance on the Ontario Enhanced New Housing Rebate, individuals who buy a new home from a builder, whether or not they’re first-time buyers, can receive a rebate of the full 8% provincial portion of HST on homes up to $1 million, to a maximum of $80,000. Homes from $1 million to $1.5 million get a flat $80,000, with a reduced rebate up to $1.85 million.

To qualify, the agreement of purchase and sale must be signed between April 1, 2026 and March 31, 2027, with construction and completion deadlines after that. Owner-built homes can also qualify.

Federal First-Time Home Buyers’ GST Rebate

First-time buyers may also qualify for the federal First-Time Home Buyers’ GST/HST rebate, which covers 100% of the GST (the federal part of HST) on a new home valued up to $1 million, with partial relief up to $1.5 million.

Rebate rules have detailed conditions about who qualifies, the primary-residence requirement, and how rebates are assigned to the builder. Have your real estate lawyer review the rebate terms in any builder agreement before you sign.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

Your Tarion Warranty

New homes in Ontario come with a statutory warranty administered by Tarion. Coverage includes defects in work and materials in the first year, certain items such as water penetration and building envelope, plumbing, electrical and HVAC systems for two years, and major structural defects for seven years. Builders must be licensed by the Home Construction Regulatory Authority, where you can check a builder’s licence and history.

Learn how the warranty process works before your pre-delivery inspection, and keep records of every issue you report.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

What to Check Before You Sign with a Builder

A builder’s agreement is written by the builder. Before you sign, have a lawyer review it and pay attention to:

  • Price and what’s included: standard features versus upgrades, and whether the price includes HST with rebates assigned to the builder.
  • Lot premiums: extra charges for larger, ravine, corner or backing-onto-green-space lots.
  • Closing adjustments: development charges, utility connection fees, Tarion enrolment and other costs added at closing. Some can be capped through negotiation.
  • Occupancy dates: firm and tentative dates, how much notice the builder must give of delays, and what compensation applies under Tarion’s delayed-closing rules.
  • Deposit structure and protection: how much, when, and how deposits are protected.
  • Well and septic (on estate lots): who designs and installs them, what’s warrantied, and water quality testing before closing.
  • Cooling-off period: new condo buyers in Ontario have a 10-day cooling-off period. Ontario has legislated a similar right for new freehold homes, but its start has been reported as delayed to 2027. Until it takes effect, a freehold agreement may be binding once signed, so have your lawyer review it first or make it conditional on legal review.

Should You Use a REALTOR® to Buy New Construction?

Many buyers walk into a sales centre without an agent, but the sales team works for the builder. Your own REALTOR® can help you compare communities and lots, understand which upgrades add resale value, negotiate what’s negotiable, and plan the sale of your current home around an uncertain closing date. The guide to whether you need a realtor for new construction explains how it works.

Most builders expect your agent to be with you at your first visit to the sales centre, so bring them from the start.

Carp Future Development

New Build vs Resale in Carp

A new home offers modern systems, energy efficiency, a warranty and the chance to choose finishes. A resale home in Carp offers established trees and landscaping, often a larger lot for the money, and certainty on price, timing and what you’re getting. It’s also where you’ll find most country properties with a shop or acreage.

For a detailed comparison, see new build vs resale. For the wider Ottawa new-home market, including other builders, see new construction homes in Ottawa and the Ottawa new home builders directory.

Timing a New Build When You Have a Home to Sell

The biggest risk for most new-home buyers isn’t the house. It’s the timing. A builder’s closing date can move, sometimes by months, while your current home has to be sold on a firm date. Sell too early and you may need temporary housing. Sell too late and you could be carrying two homes, or bridging with expensive financing.

Planning this well means understanding how firm your builder’s dates are, when to list your current home, what closing date to negotiate with your buyer, and what backup plan is available. The guide to buying and selling at the same time covers the options.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
