Downsizing in Manotick: Staying in the Village

By Jason Polonski, REALTOR® with Right at Home Realty · Last updated: October 2026

Downsizing in Manotick usually means selling a larger family or estate home and moving into a bungalow, a bungalow townhome or a retirement community without leaving the village. The main options are older village bungalows within walking distance of Main Street, newer bungalows and bungalow townhomes in Mahogany, and retirement living at communities such as Manotick Place and Orchard Walk.

The hard part isn’t choosing the next home. It’s timing the sale of the current one, deciding what to keep and getting the numbers right. This guide covers the options in Manotick, how to sequence the move, what to check in your next home and what it all costs.

For the wider village picture, see the Manotick village guide. For downsizing anywhere in the city, see our Ottawa downsizing guide.

Why Downsizers Stay in Manotick

Many people who downsize in Manotick have lived here for decades. Their friends, church, golf club, doctor and grandchildren’s schools are here, and the village core gives them something most suburbs don’t: shops, restaurants, the library branch and the river within walking distance.

Moving from an estate lot or a large two-storey to a smaller home in the village can also cut the work that made the old home hard to manage: long driveways to clear, large lawns, septic and well upkeep and stairs.

The trade-off is supply. Single-level homes in Manotick are in steady demand, and many of the buyers competing for them are other local downsizers.

Your Downsizing Options in Manotick

  • Village bungalows. Older bungalows on Long Island and the established streets, walkable to the core. Often need some updating. See bungalows for sale in Manotick.
  • Mahogany bungalows and bungalow townhomes. Newer construction by Minto on central water and sewer, with lower maintenance and Tarion warranty coverage on recent homes. See our Mahogany guide.
  • Smaller detached homes. A smaller two-storey with a main-floor primary bedroom can work for buyers who are still comfortable with some stairs.
  • Retirement communities. Manotick has retirement living, including Manotick Place Retirement Community and Orchard Walk Retirement Community. Visit, ask about care levels and wait lists, and compare costs before you sell.

If nothing suitable is available in the village, nearby Riverside South, Barrhaven and Stittsville have more townhome and condo supply. See the best Ottawa neighbourhoods for downsizing.

Sell Your Ottawa Home for Just 1% Listing Commission

Why pay 2.5% listing commission to sell your home when you don't have to? Jason Polonski lists Ottawa homes for a simple 1% listing commission. Full MLS® and REALTOR.ca exposure, professional photography, powerful online marketing, expert pricing, and a skilled negotiator fighting for every dollar of your sale price. Top-tier service — you just keep thousands more when your home sells. Smart sellers are already making the switch. Your home deserves the best, and your wallet deserves a break.

How to Time Selling Your Family Home and Buying Smaller

Downsizing is usually a buy and a sell at the same time, and the risk is timing, not price. Buy first and you may carry two homes. Sell first and you may have nowhere to go in a village with few bungalows.

  1. Know your number. Get a realistic price for your current home first. See our Manotick home value guide.
  2. Decide the order. Most downsizers sell first with a long or flexible closing, or buy with a condition on selling. Bridge financing can cover a short overlap. See bridge financing in Ottawa.
  3. Prepare the house. Well and septic reports, permits and small repairs protect your price. Large homes with decades of belongings need a plan and a timeline.
  4. Line up the closings. A few days of overlap is easier to manage than a gap.

Our guide to selling and buying at the same time covers each option in detail.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

What to Check in Your Next Home

A downsizing home should still work in ten or twenty years. My background in the construction and electrical trades means I look at these points before we talk price.

  • Step-free living. Entry steps, a main-floor bedroom, bathroom and laundry, and door widths.
  • Low-maintenance systems. The age of the roof, furnace, water heater and windows. Replacing them is the kind of project many downsizers want to avoid.
  • Servicing. City water and sewer means no well testing or septic pumping. See our Manotick water and septic guide.
  • Walkability. How far it is to groceries, the pharmacy and the library if driving gets harder.
  • Condo or freehold. If you consider a condo outside the village, review the status certificate and reserve fund. See condo vs freehold.

The Numbers: Costs and Proceeds When You Downsize

Downsizing often frees up equity, but less than many people expect once costs come off. Count all of them.

  • Selling costs. Commission, legal fees and any mortgage prepayment penalty. Run them with our net proceeds calculator.
  • Buying costs. Ontario land transfer tax (Ottawa has no municipal land transfer tax), legal fees and inspections. Try our land transfer tax calculator.
  • Moving and setup. Movers, storage, any updates to the new home and furniture that fits a smaller space.
  • Taxes. The sale of a principal residence is usually exempt from capital gains tax, but rules apply. See our capital gains tax guide and CRA’s principal residence guidance, and check with your accountant.

Paying a lower commission on a high-value home makes a real difference to what you keep. Selling with a 1% Listing Commission is one way to protect more of your equity.

Sorting Decades of Belongings

For many Manotick downsizers, the hardest part is the contents, not the house. A family home or estate property can hold decades of furniture, tools, keepsakes and outbuilding contents. Start early.

  1. Measure your next home first. Know what furniture will actually fit before you decide what to keep.
  2. Offer items to family early. Give children and grandchildren a deadline to claim what they want.
  3. Sell, donate, then dispose. Estate-sale companies, consignment, online marketplaces and local charities can each take a share.
  4. Don’t forget the outbuildings. Garages, sheds and workshops on larger Manotick lots often take the longest to clear.
  5. Stage what’s left. A lighter, decluttered home photographs and shows better. See how to stage your home.

Financial and Legal Steps Before You Downsize

Downsizing is a good time to review your wider plans, not just your housing.

  • Talk to your financial adviser. Decide how much equity you’ll release and how it fits your retirement plan. The Financial Consumer Agency of Canada has plain-language guidance on retirement income and on borrowing against your home if you’re weighing that instead.
  • Review your will and powers of attorney. A move is a natural time to update them. Ontario publishes a guide to making a power of attorney. Your lawyer can advise on your situation; the Law Society of Ontario can help you find one.
  • Check government benefits. Selling a home can affect some income-tested benefits. Ask your accountant.
  • Budget for the new home. Condo fees, retirement residence fees or a different property tax bill can change your monthly costs.

None of this is legal or financial advice. Confirm the details with your lawyer, accountant or adviser.

Choosing Between a Bungalow, a Townhome and a Retirement Residence

The right downsizing option depends on how much independence, space and maintenance you want, now and in ten years.

  • A village bungalow suits people who want a yard, a garage and their own front door, and who are comfortable managing some upkeep.
  • A bungalow townhome suits people who want single-level living with less exterior work, often in a newer home.
  • A retirement residence suits people who want meals, social activities and access to care, with no home maintenance at all.

Visit before you decide. For retirement living, ask about levels of care, what happens if your needs change, the monthly cost and what it includes, and wait lists. For a home, think about stairs, distance to the village core and how you’ll manage snow.

Ontario publishes a guide to programs and services for seniors that covers housing, health and financial supports, and the Canada Mortgage and Housing Corporation has resources on housing options for older adults.

Many downsizers make the move in two stages: first to a smaller home in the village, later to retirement living. Planning both stages up front helps you choose the right first step.

Common Downsizing Mistakes to Avoid

  • Buying before you know your number. Without a realistic sale price for your current home, it’s easy to overspend on the next one.
  • Underestimating the clear-out. Sorting decades of belongings takes longer than most people expect. Start months before you list.
  • Choosing the wrong size. Going too small can mean no room for visiting family or hobbies. Measure your must-haves.
  • Ignoring future needs. Stairs that are fine today may not be in ten years.
  • Overlooking total costs. Condo fees, retirement residence fees and moving costs all reduce the equity you free up.

A clear plan, built around your timeline and your finances, avoids most of these. That’s where an experienced agent and your financial adviser earn their keep.

Above all, give yourself time. The downsizers who find the move easiest are the ones who start planning six months to a year ahead, so the decisions about the home, the belongings and the finances are made calmly rather than under deadline pressure.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
