Buckham’s Bay, Ontario, is one of the two bays that frame the Constance Bay peninsula on the Ottawa River, in Ottawa’s West Carleton area. The village sits on the peninsula between Constance Bay and Buckham’s Bay, and the two names share one community association, one community centre and one library branch. For buyers, Buckham’s Bay usually means homes along the Buckham’s Bay shoreline.
If you’re house hunting in Constance Bay, it helps to understand Buckham’s Bay as its own pocket, with its own views, water conditions and flood plain questions.
Buckham’s Bay is roughly 25 kilometres northwest of Kanata, on the Ottawa River. Constance Bay occupies the peninsula between Constance Bay itself and Buckham’s Bay, and the protected Torbolton Forest and Constance Bay Sand Hills lie behind both shorelines.
The two names are tied together locally. The Constance and Buckham’s Bay Community Association looks after the community centre, and the Ottawa Public Library’s Constance Bay branch sits inside the Constance and Buckham’s Bay Community Centre at 262 Len Purcell. When the City held its flood meeting in May 2019, it was in that same building (CBC).
No two shoreline lots on the peninsula are alike, so compare them one by one rather than by which bay they face. Walk the shoreline and look at how the lot faces the sun and the prevailing wind, how deep the water is off the dock, whether the shore is sand, rock or weeds, and how high the lot sits above the water.
Views matter too. Some lots look across the bay at shoreline and trees, while others see more open water toward the river. Visit at different times of day, and in spring if you can, to see how the water level changes the shoreline.
Day-to-day life is the same across the peninsula. Residents use the same community centre, the same general store, the same beaches and accesses, and the same roads out of the village.
Housing along Buckham’s Bay follows the same pattern as the rest of the peninsula: original cottages, cottages converted to year-round homes and newer custom builds. Waterfront homes on the bay command a premium, and lots set back from the water cost less.
As elsewhere in the village, condition varies widely from house to house. A staged cottage conversion can look like a rebuild in photos. Before you make an offer, read my guide to buying a cottage conversion in Constance Bay, which covers foundations, insulation, water lines, electrical and heating.
All homes on the peninsula rely on private wells and septic systems. The City’s Constance Bay secondary plan confirms the village is serviced entirely by individual water and sewage systems. Test the well and inspect the septic on every purchase; my guide to wells, septic and inspections in Constance Bay explains how.
Buckham’s Bay is part of the same Ottawa River system that flooded in 2017 and 2019, so low-lying bay-front lots need the same careful checks as river-front lots. The Mississippi Valley Conservation Authority’s Ottawa River flood plain mapping covers the area, and its Constance Bay flood records show peak levels of about 60.77 metres in 2019 and 60.50 metres in 2017.
MVCA also runs a water level gauge in Buckham’s Bay, with hourly readings on its website. Owners use it, along with forecasts from the Ottawa River Regulation Planning Board, to watch the river in spring.
Before buying a bay-front home, check the flood plain mapping, call MVCA about the address, ask the seller about 2017, 2019 and 2023, and get a written insurance quote that names overland flood coverage. The Insurance Bureau of Canada explains how flood coverage works. My guide to Constance Bay flooding walks through each step.
Buckham’s Bay shares Constance Bay’s services. Public elementary students attend Stonecrest Public School in Woodlawn by bus, then most go on to West Carleton Secondary School. Shopping and most services are in Kanata, and health care is in Carp or Ottawa’s west end.
The commute is the same as from the rest of the village: Constance Bay Road to Dunrobin Road, then March Road toward Kanata North and the 417. See commuting from Constance Bay for routes and drive times.
Some owners ask whether they can rent a bay-front home to summer visitors. Ottawa’s short-term rental rules depend on whether a property is inside a designated village. In villages, short-term rentals are limited to the host’s principal residence. A separate “cottage rental” permit is only available for rural properties outside villages. Confirm with the City which applies to a specific Buckham’s Bay address before you count on rental income. My guide to renting out a home in Constance Bay covers the options.
Buckham’s Bay suits buyers who want water in front of the house and the Constance Bay community behind it: paddlers, families and people who value privacy and a view. Interior lots near the Buckham’s Bay shoreline can also offer water access for less than direct frontage.
To compare frontage, views and prices across the whole peninsula, start with my Constance Bay waterfront homes buyers guide. The current Constance Bay homes for sale include both shorelines.
Waterfront purchases come with more moving parts than an interior lot. Here’s the order I follow with buyers on the bay:
Work on the shoreline, including new docks, retaining walls and fill, can need written permission from the Mississippi Valley Conservation Authority before it starts. Don’t assume you can rebuild or extend shoreline structures without checking first. My guide to Constance Bay waterfront regulations covers the rules in more detail.
Bay-front owners tend to describe the year in four parts. Spring is for watching the river and the forecasts. Summer is for the dock, the canoe and long evenings outside. Fall brings quiet mornings, migrating birds and the work of pulling in docks and boats. Winter is still and quiet, with the bay frozen in front of the house. Ice on the Ottawa River is unpredictable because of the current, so stay off it unless you have reliable local knowledge of conditions that day.
If you’re selling on the bay, buyers will ask the same questions you would. Have answers ready on flood history, insurance, the well, the septic system and any shoreline permits. Good photos of the water from the house and the dock matter more here than almost anywhere in Ottawa. Listing when the shoreline looks its best, usually after the spring high water has passed, helps too. My guide to selling your waterfront home in Constance Bay explains how to prepare.
Buckham’s Bay attracts a mix of buyers. Long-time families who have kept a cottage in the family for generations live alongside newcomers who converted or rebuilt older homes. Remote workers like the quiet and the water view. Retirees like the calm mornings on the dock. Families like being a short walk or bike ride from the community centre, the library branch and the beaches. That mix gives the bay a settled, neighbourly feel, and many residents know each other through the community association.
When you view a home here, take a few minutes to walk the street and the nearest public access. Talking to a neighbour about spring water levels, snow clearing and internet service often tells you more than any listing.
If you’re thinking of selling a Buckham’s Bay home in the next year or two, start gathering paperwork now: well tests, septic records, insurance history, shoreline permits and any flood repair receipts. Buyers on the bay ask for all of them, and a seller who has them ready usually gets cleaner offers. I’m happy to walk your property with you and tell you what buyers will notice first.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()

It’s one of the two bays that frame the Constance Bay peninsula, on the Ottawa River in Ottawa’s West Carleton area, about 25 kilometres northwest of Kanata.
They share a peninsula, a community association, a community centre and a library branch. Locally, they’re treated as one community with two shorelines.
Look at each lot’s sun and wind exposure, water depth off the dock, shoreline type and height above the water. Then check its flood plain status with MVCA.
The whole Constance Bay area was affected by the 2017 and 2019 Ottawa River floods, with low-lying lots most at risk. Check MVCA’s mapping and the specific property’s history.
Yes. Homes on the peninsula rely on private wells and septic systems, so test the water and inspect the septic before buying.
It depends on whether the address is inside the designated village. In villages, short-term rentals are limited to the owner’s principal residence. Confirm with the City first.
