The cost of living in Constance Bay is different from suburban Ottawa, not simply lower or higher. You won’t pay a water or sewer bill, but you’ll maintain a private well and septic system. Homes and lots often cost less than in Kanata, but insurance, heating and driving can cost more. The total depends heavily on the specific house.
This guide walks through each cost so you can build a realistic monthly budget before you buy.
Constance Bay is part of the City of Ottawa, so property tax works the same way as anywhere else in the city. Your bill is your MPAC assessed value multiplied by the municipal and provincial education tax rates.
A few line items are specific to rural properties:
Ask the seller for the latest tax bill, or look it up with the City’s online property tax tool. Don’t rely on last year’s figure in a listing.
Every Constance Bay home runs on a private well and septic system. That means no monthly water or sewer bill, which city owners pay year-round. Instead, you budget for occasional, sometimes large, costs:
The smart move is to set aside money every month for these, the same way a condo owner pays into a reserve fund. My guide to wells, septic and inspections in Constance Bay explains how to check a system’s age before you buy, and the Ottawa Septic System Office handles permits for new and replacement systems.
Heating costs in Constance Bay vary more than in a suburb, because the homes vary more. Enbridge Gas brought natural gas to the village in 2005, so many homes now heat with gas. Others use oil, propane, electric baseboards, heat pumps or wood, sometimes in combination.
The biggest factor is the house itself. A well-insulated newer home on natural gas can cost little more to heat than a Kanata home of the same size. A lightly insulated converted cottage on electric baseboards can cost far more. Ask the seller for 12 months of heating and hydro bills before you make an offer. Electricity prices are set by the Ontario Energy Board, and your bill depends on your distributor and how much you use.
Insurance is where Constance Bay costs can differ most from the city. Insurers look at:
The Insurance Bureau of Canada has plain-language guides on what home policies cover. Always get a written quote on the specific home before you firm up an offer.
Most Constance Bay households need two vehicles. There’s no regular OC Transpo service, groceries and most errands mean a trip to Kanata, and kids’ activities often mean more driving. Budget for fuel, maintenance, insurance and winter tires on every vehicle.
The village is about 25 kilometres from Kanata, so a daily commute adds real kilometres over a year. My guide to commuting from Constance Bay covers routes and drive times.
Internet used to be a weak spot in rural Ottawa. In 2023, governments announced $13 million for Bell fibre to more than 6,400 West Carleton homes, including Constance Bay. Where fibre is available, costs are similar to the city. Where it isn’t, satellite or fixed wireless can cost more. Confirm what’s available at the exact address before you buy.
The village has a general store for basics, but most weekly shopping happens in Kanata. Prices are the same as anywhere in Ottawa. The real cost is time and fuel. Many residents combine shopping with commuting or plan one big trip a week.
Because Constance Bay is in Ottawa, buyers pay only the Ontario land transfer tax. Ottawa doesn’t add a municipal land transfer tax, unlike Toronto. Eligible first-time buyers may qualify for a provincial refund.
On top of that, plan for legal fees, title insurance, adjustments and the extra inspections a rural home needs: a well water test, a septic inspection and, if there’s a wood stove, a WETT inspection.
Constance Bay often costs less on:
It can cost more on:
If you’re comparing villages, read the cost of living in Dunrobin and the cost of living in Carp, or see the city-wide picture in the cost of living in Ottawa. The CMHC also publishes useful tools for estimating mortgage and ownership costs.
Every home here is different, so the most useful budget is one built from the real bills for the home you’re considering. Use this as a checklist and ask the seller, your insurer and your lender for the actual figures:
| Cost | Where to get the real number | How often |
|---|---|---|
| Property tax | Latest tax bill or the City’s online lookup | Instalments through the year |
| Home insurance | A written quote on the specific home | Yearly |
| Heating (gas, oil, propane or electric) | Seller’s last 12 months of bills | Monthly or per fill |
| Hydro | Seller’s last 12 months of bills | Monthly |
| Internet | Providers serving the exact address | Monthly |
| Septic pump-out and inspection | A licensed septic contractor | Every few years |
| Water treatment upkeep | Installer or service company | Yearly |
| Snow clearing | Your own time, or a local contractor | Winter |
| Vehicles and fuel | Your own driving pattern | Ongoing |
Add a repair reserve for the big-ticket items: roof, heating system, well pump and, eventually, the septic system.
A few choices make a real difference to what living here costs over time:
Before you firm up an offer, ask the seller for 12 months of heating, hydro and internet bills, the latest tax bill, septic pump-out records and the age of the roof and heating system. Those answers turn a guess into a real monthly number.
Compared with a newer suburban home in Kanata or Stittsville, a Constance Bay home often costs less to buy but can cost more to run, mainly through insurance, driving and system upkeep. A newer, well-insulated home on natural gas can narrow that gap considerably.
The best way to know is to compare two real homes side by side, one in Constance Bay and one closer in, using their actual tax bills, utility bills and insurance quotes. I’m happy to help you put those numbers together so the decision rests on facts, not guesses.
Many Constance Bay homes started as cottages, and older homes bring larger, less frequent costs that don’t show up in monthly bills. The big ones are a septic system replacement, a new roof, a well pump, a heating system replacement and, in some converted cottages, foundation or insulation work. None of these is guaranteed in any given year, but over a decade of ownership most owners face at least one. Ask the seller the age of each system, have your home inspector estimate remaining life, and set aside a reserve every month so a single repair doesn’t upset your budget.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()
