Is Stittsville a Good Place to Live? Honest Pros and Cons (2026)

Last updated: October 2026

Yes, Stittsville is a good place to live if you want a newer, family-oriented suburb with a small-town main street, quick access to Highway 417 and plenty of parks and trails, and you’re comfortable with a car-dependent lifestyle and a longer commute downtown. It suits families, move-up buyers and downsizers who value space and quiet more than walkability or nightlife.

That’s the short answer. This guide covers what daily life is really like, the genuine drawbacks, who tends to be happiest here, and what to check before you buy. For neighbourhood-by-neighbourhood detail, see our Stittsville real estate guide.

What Is Stittsville Like? A Quick Overview

Stittsville is a suburban community on Ottawa’s western edge, just southwest of Kanata. It started as a railway village in Goulbourn Township and became part of the City of Ottawa when the region amalgamated in 2001. If you’re new to Ottawa, our explainer on Ottawa’s amalgamated communities covers how that works. Today Stittsville has its own city ward, with a councillor at City Hall; the City of Ottawa ward map shows its boundaries.

The community has three distinct parts. The original village along Stittsville Main Street has older homes, local shops and restaurants, and a small-town feel. Around it are subdivisions built mainly from the 1980s through the 2010s, such as Amberwood Village, Jackson Trails, Fairwinds, Wyldewood and Fringewood. And to the south and east, new communities are still going up, which is why you’ll see active construction across the area.

Housing is mostly detached, with a good supply of townhomes and bungalows and relatively few condos. Our Stittsville neighbourhoods guide breaks down each area.

The Pros of Living in Stittsville

Newer, family-sized homes

Much of Stittsville was built in the last 35 years, so buyers get open layouts, attached garages, finished basements and lots that suit young families. Compared with older inner suburbs, you’re less likely to be dealing with original wiring, galvanized plumbing or decades of deferred maintenance.

Parks, trails and recreation

Outdoor space is one of Stittsville’s biggest draws. The Trans Canada Trail runs through the village on the former rail line, giving residents a long, flat route for walking, cycling and cross-country skiing. Most subdivisions are built around parks and pathways, and the City’s Goulbourn Recreation Complex offers a pool, arenas and programs. See Stittsville parks, trails and recreation for the full list.

Schools close to home

Stittsville families have a choice of English public, Catholic and French-language schools. The area got its first public high school when the OCDSB’s Maplewood Secondary School opened in 2024 for grades 7 to 12, and the Ottawa Catholic School Board runs Sacred Heart High School in the community. Catchments are set by address, so check before you buy; our Stittsville schools guide explains how.

Highway access and west-end jobs

Stittsville sits close to Highway 417 and Highway 7, so it’s convenient for anyone working in Kanata North’s technology park, the Canadian Tire Centre area or anywhere on the west side of the city. Carleton Place and the Ottawa Valley are a short drive west.

A real main street and community feel

Few Ottawa suburbs have a genuine village core. Stittsville Main Street has independent restaurants, cafés and services, and the community calendar includes parades, farmers’ markets and local events. Many residents describe it as a small town that happens to be inside a big city.

The countryside on your doorstep

Drive ten minutes west or north and you’re in farm country. Carp, Richmond and Munster offer village markets, pick-your-own farms and quiet back roads for cycling, and the Carp Hills have hiking trails within easy reach. For families who want suburban convenience without losing touch with the outdoors, that mix is hard to find elsewhere in Ottawa.

The Cons of Living in Stittsville

Every community has trade-offs, and it’s better to know them before you buy than after.

The commute downtown

Stittsville is about 30 kilometres from downtown Ottawa. Off-peak, the drive is often around 30 minutes, but rush hour on Highway 417 regularly pushes that well beyond. If you work downtown five days a week, take a test drive at your actual commute time before you commit.

Limited rapid transit

Stittsville isn’t on the O-Train. The City’s Stage 2 light rail project extends Line 1 west only as far as Moodie and Algonquin stations, so Stittsville commuters will still rely on OC Transpo buses to reach the train. Our page on public transit in Stittsville covers current routes.

You’ll need a car

Outside the Main Street core and the Hazeldean Road plazas, most errands mean driving. Many households need two vehicles, which adds meaningfully to the true cost of living here.

Growing pains

Growth brings construction traffic, road widening and schools that fill up faster than planned. Maplewood Secondary, for example, opened weeks behind schedule. If you’re buying near a new phase of development, expect several years of building activity nearby.

Fewer entry-level options

Stittsville has relatively few condo apartments and older starter homes compared with Kanata or Nepean. First-time buyers often start with a townhome, or look in neighbouring communities first.

Newer homes aren’t problem-free

Newer doesn’t mean maintenance-free. From Jason Polonski’s trades background, the issues he sees most often in Stittsville homes from the 1990s to the 2010s are builder-grade windows and roofs reaching the end of their life, grading and drainage problems around foundations, sump pumps nobody has tested, and furnaces and air conditioners approaching replacement age. On homes still within the warranty period, Tarion’s new home warranty covers certain defects, but resale buyers need a proper inspection.

Get Cash Back When You Buy a Home in Ottawa

Can you get cash back when buying a home in Ottawa? Yes. Jason Polonski, a Chairman's Club REALTOR® serving Ottawa and Kanata, shares part of his commission with buyers — up to $3,000 cash back at closing.* You still get full-service, award-winning representation: expert pricing, sharp negotiation, and hands-on guidance from first showing to keys in hand. No cut corners and no rebate-only shortcuts — just real money back in your pocket when you buy your Ottawa or Kanata home.

Who Stittsville Suits Best (and Who It Doesn’t)

A good fit for:

  • Families with children who want a yard, nearby schools and parks, and a quiet street.
  • Move-up buyers from Kanata, Nepean or older parts of the city who want more space without moving to a rural lot.
  • Downsizers who want a bungalow or low-maintenance home and still want to be near family, golf and trails.
  • West-end workers commuting to Kanata North, the Canadian Tire Centre area or Carleton Place.

Probably not the best fit for:

  • People who want to live without a car.
  • Anyone commuting downtown every day who can’t tolerate 45 minutes or more each way at rush hour.
  • Buyers who want urban amenities such as nightlife, walkable dining and cultural venues outside their door.

Buying a Home in Stittsville: What to Check First

School catchments for the exact address

Two homes on neighbouring streets can feed into different schools, and boundaries change as new schools open. Confirm the catchment with each board’s school locator for the specific address, and make it a condition of your offer if it matters to you.

New build or resale

Stittsville has a lot of new construction, which gives buyers a real choice between buying from a builder and buying resale. New homes come with warranty coverage and modern efficiency, but also builder contracts, closing adjustments and occupancy dates that can move. Resale homes come with mature trees, finished basements and a known closing date. Our guide to new construction homes in Stittsville compares the two.

Drainage and the lot

Look at where water goes. Check the slope of the yard, the downspouts, the window wells and the basement for staining or efflorescence. Lots that back onto ponds, creeks or green space are lovely, but ask about how stormwater is managed nearby and any conservation authority regulations that apply.

Services, utilities and property taxes

Most of Stittsville is on municipal water and sewer and pays the City of Ottawa’s urban tax rates, including the transit levy. Homes on the rural edges toward Munster and Ashton may be on a private well and septic system with different tax rates and very different maintenance needs, so confirm services in the listing and with the seller. If a home is on a well and septic, make water quality and quantity testing and a septic inspection conditions of your offer; our guide to buying a rural property in Ottawa explains what each test covers.

Current market conditions

West-end suburbs were the tightest part of Ottawa’s market in late summer 2026, with 3.6 months of inventory in the Ottawa Real Estate Board’s west suburban region, compared with 4.5 months city-wide, according to the Ottawa Real Estate Board. Well-priced Stittsville homes in good condition still sell steadily, so have your financing in place before you start viewing. Our guide to whether Ottawa is a buyer’s or seller’s market explains the numbers.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
