Ottawa’s most walkable, transit-connected neighbourhoods cluster around the downtown core and the O-Train’s central stations, where daily errands, groceries, and a commute are realistically doable on foot, by bike, or by transit alone. This guide covers where car-free living genuinely works in Ottawa, along with what Jason Polonski — REALTOR® with Right at Home Realty — sees working with buyers who are specifically prioritizing walkability over driveway space.
For the full picture of Ottawa’s neighbourhoods, see the Ottawa Neighbourhoods guide.
Ottawa isn’t a car-free city by default, but a genuine cluster of central neighbourhoods makes it realistic to skip vehicle ownership entirely. OC Transpo runs an extensive bus network alongside the O-Train’s Confederation and Trillium lines; the city maintains one of the more extensive urban cycling networks in Canada; and several downtown-adjacent neighbourhoods put groceries, pharmacies, and daily errands within a short walk. Skipping a car also means skipping gas, insurance, parking, and maintenance costs — a real, ongoing saving worth factoring into any rent-versus-buy or neighbourhood comparison.
Based on current neighbourhood-level walkability rankings from OttawaHoods, a handful of central neighbourhoods consistently sit in the “Walker’s Paradise” tier — meaning daily errands genuinely don’t require a car:
Hintonburg, just west of downtown, consistently ranks among the single most walkable neighbourhoods in the city, built around Wellington Street West’s shops, cafés, and galleries with direct O-Train Line 2 access. See the full Hintonburg neighbourhood guide.
Centretown, just south of Parliament Hill, offers dense, walkable access to grocery stores, restaurants, government offices, and both O-Train lines — a strong fit for professionals who work downtown and want to skip the commute entirely.
Vanier (both its northern and southern sections) ranks surprisingly high for walkability, with frequent bus connections to downtown and a growing restaurant and arts scene, at a price point that’s typically more accessible than the neighbourhoods immediately around it.
The Glebe, along the Rideau Canal, combines strong walkability with Bank Street’s shops and restaurants and direct canal-pathway access for cycling and walking into downtown. See the full Glebe neighbourhood guide.
Sandy Hill, next to the University of Ottawa, offers frequent bus service, walkable groceries and cafés, and green space at Strathcona Park along the Rideau River — a strong fit for students, academics, and downtown professionals.
Lowertown, which includes the ByWard Market, ranks among the most walkable areas in the city, with the market’s restaurants, farmers’ markets, and shops all within walking distance, plus proximity to the University of Ottawa.
A second tier of neighbourhoods offers genuinely good walkability and transit access without quite matching the density of the downtown core — a better fit for buyers who want car-free living with more of a residential, less urban-core feel.
New Edinburgh, next to Rockcliffe Park, combines historic charm with walkable access to Beechwood Village’s shops and cafés, plus proximity to the Ottawa River pathway system.
Westboro is genuinely walkable and offers excellent access to the Ottawa River pathway system for cycling and walking, along with a strong local retail and dining scene — worth noting, though, that in current neighbourhood-level walkability rankings it sits in the “somewhat walkable” tier rather than alongside Hintonburg, Centretown, or the Glebe, so a car-free plan here works best paired with strong transit or reliable cycling rather than walking alone for every errand.
Little Italy and Chinatown, along and near Somerset Street West, offer a strong food and café scene with solid transit access via nearby O-Train stations, close to downtown and the University of Ottawa.
OC Transpo provides bus and O-Train service across the city, with a Presto card for fare payment and Para Transpo available for accessible transit needs. Ottawa’s cycling network includes dedicated bike lanes and multi-use pathways connecting most of the neighbourhoods above, and Bike Ottawa is a useful resource for route planning and current infrastructure. In winter, the Rideau Canal Skateway even becomes a genuine car-free commuting route for residents along its length.
Best for students: Sandy Hill and Lowertown/ByWard Market, both close to the University of Ottawa. Best for professionals: Centretown and Hintonburg, both with strong O-Train access to downtown employment. Best for a residential feel with walkability: The Glebe and New Edinburgh. Best value: Vanier, which offers strong walkability at a generally more accessible price point than the downtown core.

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

I highly recommend Jason Polonski, a realtor in Kanata, Ottawa. He truly went above and beyond for me. During a long weekend, he called me and, within just two hours, had an offer to purchase prepared and sent so I could secure the home I had found and fallen in love with. Jason was professional, efficient, knowledgeable, and incredibly pleasant to work with. His rates are very reasonable, and his dedication to his clients is outstanding. If you’re looking for fast, reliable, and friendly service, I would absolutely recommend contacting him.❤️Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.Posted on Google![]()

Yes, particularly in central neighbourhoods like Hintonburg, Centretown, Sandy Hill, The Glebe, and the ByWard Market, all of which offer strong walkability and direct O-Train or frequent bus access to daily errands and downtown employment.
Hintonburg and Centretown consistently rank among Ottawa’s most walkable neighbourhoods, both offering daily errands within walking distance and direct O-Train access.
Neighbourhoods along the O-Train’s Confederation and Trillium lines — including Centretown, Hintonburg, The Glebe, and Sandy Hill — offer the most direct rapid transit access, supplemented by frequent OC Transpo bus routes across the downtown core.
Vanier offers strong walkability and transit access at a generally more accessible price point than neighbourhoods closer to the downtown core, making it a solid option for buyers prioritizing both affordability and a car-free lifestyle.
OC Transpo’s bus and O-Train network covers most of the city; Ottawa maintains an extensive cycling network with dedicated bike lanes and multi-use pathways, and ridesharing or car-sharing services fill in the gaps for trips transit doesn’t cover well.
