Quick possession homes are new homes a builder has already finished or nearly finished, so you can close in weeks or a few months instead of waiting a year or more. In Ottawa they include inventory homes built ahead of a sale, spec homes, homes from cancelled agreements and sometimes model homes. They suit buyers on a deadline, and they can come with incentives, but you give up most finish and lot choices and need a careful inspection.
This guide from west-end REALTOR® Jason Polonski explains the types of quick-possession homes, their pros and cons, what to inspect and how to negotiate.
Inventory homes. Builders sometimes start homes without a buyer, to keep crews working or to sell later in the phase. Finishes are chosen by the builder’s design team.
Spec homes. Similar to inventory homes, often with upgraded finishes selected to appeal to a broad market.
Homes from cancelled agreements. When a buyer cannot close, perhaps because of a job change or financing problem, the builder resells the home. Finishes reflect the original buyer’s choices.
Model homes. Builders eventually sell their models, often with extensive upgrades. They have usually been open to the public for months or years.
Builders use different terms, such as move-in ready, move-in soon, quick close or ready-to-move-in, but the idea is the same.
If you are relocating to Ottawa, Jason’s Ottawa relocation services page explains how he helps families moving to the city.
You see exactly what you are buying. No guessing from a floor plan or rendering.
Predictable timing. A finished home can close on a firm date that works for you, which makes coordinating the sale of your current home much easier.
Possible incentives. Builders carry costs on finished homes, so they are often more willing to negotiate. See negotiating with new home builders.
Full new-home warranty. Your Tarion warranty coverage runs from your possession date, not the date the home was finished.
Less exposure to interest-rate changes. A short closing means your mortgage rate is locked closer to the date you buy.
Limited choice. You cannot pick the lot, elevation or finishes, and you may pay for upgrades you would not have chosen.
Fewer options in any community. Usually only a handful of homes are available at a time.
Possible wear. Homes that sat empty or served as models may need more attention at inspection.
Landscaping and final grading may still be incomplete, depending on the season.
Model homes can be excellent value because of their upgrades, but they come with unique issues:
Because the home is already built, inspection replaces design decisions as your main job. Jason’s background in the construction and electrical trades shapes this checklist:
Everything incomplete or damaged should be recorded on the pre-delivery inspection form so it is covered under warranty. The new home PDI checklist walks through the process. Some buyers also hire a home inspector for a finished new home; the home inspections in Ottawa guide explains what an inspector does.
A short closing compresses your timeline:
The new 2026 HST relief can apply to finished homes as well as pre-construction homes, as long as the agreement and the home meet the program’s requirements. For agreements signed between April 1, 2026 and March 31, 2027, qualifying new homes bought as a primary residence may be eligible for up to $130,000 in relief, according to Ontario. First-time buyers may also be eligible for the federal First-Time Home Buyers’ GST/HST rebate. Confirm eligibility with your lawyer, especially for a model home or a home that was previously occupied.
Even with a finished home, you are signing a builder’s agreement with a Tarion Addendum. Check the closing date, adjustments, inclusions and warning clauses. Freehold buyers should still register their purchase with Tarion within 45 days of signing to qualify for full deposit protection. Jason’s builder purchase agreement guide explains what to review.
Availability changes weekly. In mature or late-phase communities, builders more often have finished homes. At the time of writing, for example, Valecraft listed move-in-ready and move-in-soon townhomes at Shea Village in Stittsville, and Metric Homes listed inventory homes available for immediate occupancy. Jason tracks what is available across Kanata and Stittsville for his clients.
If you need to move soon, also compare quick-possession homes with nearly new resales in the same communities. A three-to-five-year-old home may have a finished basement, fence and landscaping already in place, at a price that can compete with a new home. The new build vs resale guide explains the trade-offs.
Builders price quick-possession homes differently from pre-construction homes. A finished home usually includes the lot premium and any upgrades the builder or a previous buyer selected, so the list price can look higher than a base model. Compare it with the cost of the same model and lot with similar upgrades bought new, plus the value of moving in sooner.
Builders also have carrying costs on finished homes, including financing, taxes, utilities and maintenance. That is why incentives are more common on inventory, especially near the end of a phase or a fiscal year. Typical incentives include price reductions, closing cost credits, appliance packages or extras such as window coverings. A straight price reduction is usually worth more than credits, because it also lowers your land transfer tax and your mortgage.

Jason helped me buy my first home. He was extremely responsive and available from our very first call, and assisted with booking multiple viewings across Ottawa. He was punctual to every viewing and honest with his feedback with the homes we saw, and when it came time to go from viewing to buying, he had an impressive array of contacts from brokers to inspectors to lawyers, all with excellent reviews and who were great to work with in their own right. As a first-time home buyer, his responsiveness and patience with many questions were extremely reassuring and really streamlined the process, and I signed an offer on my home within just 2 weeks of meeting him. I would strongly recommend Jason to anyone buying a home in Ottawa, especially to those who are strangers to the process like I was. Thank you again, Jason!Posted on Google![]()

Working with Jason on the sale of my property was genuinely one of the smoothest professional experiences I've had. He was responsive at every step, patient with every question (and I had many), and he clearly knew the local market inside and out. My sale wasn't a simple one — there was a tenant, a rental water heater, a plumber to coordinate, and plenty of complications that made this a genuinely difficult case. Jason handled all of it with calm, practical advice and always got back to me quickly, often with a solution before I even finished asking about the problem. What stood out most was his honesty. He didn't push, he didn't overpromise, and every recommendation he made turned out to be exactly right. I felt like I had a professional in my corner from day one. If you're looking for a realtor who is knowledgeable, responsive, and genuinely trustworthy, I can't recommend Jason highly enough. Thank you, Jason — much appreciated!Posted on Google![]()

Outstanding Experience with Jason Polonski! Last May, my wife and I sold our home in Stittsville with Jason Polonski, and we couldn't be happier with our decision. Jason made the entire process remarkably smooth and stress-free. From day one, Jason stood out for his exceptional communication. He was always prompt and available to answer our queries—often within minutes—no matter the time of day. Whenever we had questions regarding paperwork, listing strategies, or handling property details, he addressed every concern with a truly genuine, human touch. What impressed us most was how proactive and reassuring he was at every step. When we had to coordinate the buyout of our water heater rental, Jason handled the reimbursement seamlessly, reassuring us with, "We should have a smooth sale now. :)"—and it truly was! Even post-closing, when we needed to arrange delivery for mailbox keys or track down final funds from head office, Jason stayed on top of every detail, putting a rush on things and constantly keeping us updated. Jason is a dedicated, attentive, and highly professional realtor who genuinely cares about his clients. It has been an absolute pleasure working with him, and we highly recommend Jason Polonski to anyone looking to buy or sell a home in the Ottawa region.Posted on Google![]()

Buying our first home was a huge milestone for us, and we genuinely couldn't have asked for a better person to guide us through it than Jason. From day one, he made the entire process feel so much less overwhelming. What could have been a stressful experience was instead exciting, enjoyable, and honestly a lot of fun. He has a great sense of humour and a way of keeping things light when needed, while still being incredibly thorough and professional. One of the things we appreciated most was how much he genuinely cared about finding us the right home. He wasn't just trying to help us buy a house, he wanted to make sure we were making a good decision. He took the time to point out things we never would have noticed ourselves, shared insights about the homes we viewed, and was always looking out for potential issues that could become headaches down the road. It was obvious that he wanted us to end up somewhere we'd be truly happy, not just somewhere that checked a box. He also listened. Every preference, every must-have, every little detail we mentioned along the way was remembered and taken into consideration. We never felt pressured, rushed, or like we were compromising on what mattered to us. On top of that, he was incredibly responsive and always on the ball. Whether it was answering a last-minute question, booking a showing, or helping us navigate the next step, he was always there when we needed him. We felt supported every step of the way, and that's not something we'll forget. If you're looking for a realtor who is knowledgeable, honest, hardworking, and genuinely invested in his clients, we can't recommend Jason enough. We are so grateful for everything he did to help us find our home.
Jason finds available inventory across builders, compares it with resale options, negotiates incentives, and inspects the home with a tradesperson’s eye before you commit. If you are selling, he coordinates both closings, which is usually simpler with a finished home.
Jason holds a Bachelor of Commerce from Concordia University with a double major in Marketing and Finance and has more than 15 years of Ottawa real estate experience, with hundreds of buyers and sellers helped across the west end. Learn more on the New Construction Realtor in Ottawa page.
