Land transfer tax is a one-time tax the buyer pays to the province when a home changes hands. It’s calculated on the purchase price and paid on closing day, so it’s part of your closing costs rather than something rolled into your mortgage. Your real estate lawyer works out the exact amount, collects it, and pays it to the province when they register the transfer in your name.
Ontario uses a tiered, or marginal, rate. That means each slice of the price is taxed at its own rate — not the full price at the top rate — the same way income tax brackets work. The calculator does this math for you, but the rates below show where your number comes from.
Because Ottawa is not Toronto, there is no municipal land transfer tax to pay. Toronto is the only city in Ontario that charges a second, municipal land transfer tax on top of the provincial one — often roughly doubling the bill. In Ottawa, you pay the Ontario tax only.
These are the current provincial rates for a home bought by an individual. Only the portion of the price that falls inside each band is charged at that band’s rate.

The top 2.5% band applies to purchases of land containing one or two single-family residences. For most Ottawa buyers, the price lands in the 2.0% band, which is where the bulk of the tax on a typical west-end home is calculated.

For a repeat buyer, land transfer tax is usually the single largest closing cost after your down payment. Knowing the figure early keeps it from becoming a surprise in your lawyer’s final statement.
Ontario refunds first-time buyers up to $4,000 of their land transfer tax. That fully covers the tax on a home priced at $368,000 or less, so many first-time buyers in that range pay nothing. Above that price, you pay only the balance after the $4,000 is applied.
To qualify, you must be at least 18, a Canadian citizen or permanent resident when the deal closes, and you must move in as your principal residence within nine months. You also cannot have owned a home — or a share of one — anywhere in the world, at any time. If you have a spouse who owned a home while you were together, neither of you qualifies. Your lawyer normally claims the rebate at registration, so eligible buyers usually never front the money.
Alongside the rebate, most first-time buyers lean on tax-sheltered savings to build their down payment. It’s worth understanding how the First Home Savings Account (FHSA) and the RRSP Home Buyers’ Plan work well before you start shopping.
The buyer pays land transfer tax — never the seller. It comes due on closing day and is paid through your lawyer as part of the funds you bring to close, so it must be available in cash. It can’t be added to your mortgage. That’s why land transfer tax belongs in your closing-cost budget from the start, next to legal fees, title insurance, and adjustments. Foreign nationals, foreign corporations, and taxable trustees pay an additional 25% Non-Resident Speculation Tax on the value of residential property, on top of the regular land transfer tax. Ontario applies it province-wide, so it covers Ottawa. Some buyers — including certain permanent-resident and refugee pathways — are exempt or can later apply for a rebate. Because the rules are detailed and change, confirm your status with a real estate lawyer before you commit.
Land transfer tax is the biggest line, but it isn’t the only one. Plan for legal fees and disbursements, title insurance, your share of prepaid property taxes and utilities, a home inspection, and a mortgage appraisal if your lender requires one.
